Browse Forums Building A New House 1 Nov 25, 2022 6:08 pm I am two month into the Metricon new home process and we have paid the initial deposit two month ago. We were just informed we have to pay for the arborist and manual excavation because there is a tree from the neighbours boundary which will be too close to the new home. However, we found out that there is no tree at all. The so called tree is actually a flower shrub, itโs not a tree at all. Why would I pay for an arborist and manual excavation for an nonexisting โtreeโ? the extra cost would be around 2000 dollars. The arborist report is done by an non English background intern, who could not tell the difference between tree and shrub. I really like metricon home design and we made up our mind to go with Metricon long time ago. But this is really a turn off. We are really considering perhaps we should look for an alternative. One more thing bugging us is that we were told the fence between our land and neighbours is 15cm into our land. Therefore, we need to apply for a Council special permit because the building would be over 20cm from the boundary. We found this is not true either. We went to the site just to find out that the fence is right in the middle. I have the photo to prove it. There could be a measuring error from your report. The 15cm must be the measuring error. Therefore, there is no need for the special permit. What should we do? We have talked to the metricon sales, she told us we have to pay for the arborist because the report says there is a tree. And we need to apply for the special permit because the report says the fence is not in the position. Any input would be appreciated. Re: what to do Metricon want to charge extra for shrub 2Nov 26, 2022 11:31 am Builders that come back from the dead rarely survive long term (.. veteran with 40 Years in the industry and I only remember 1 in WA) Those that staved off insolvency, sack their Salesman, sell off all their display homes, restructure their offices, try to rebuild the company to pay off debt require huge Cash Flows to stay alive. The extra money has to come from variations on new clients.. go figure Designer,Engineer (Civil,Const & Envir),Builder,Concrete & Masonry Contract.Struct Repairs If you already have a contract, is the inspection cost stated in there? If not they would be forced to issue you a variation which you could of course object to. 12 26337 Sounds like rubbish to me. Ask for the contamination report which I doubt they have. If it's part of a normal subdivision it would have had a contamination report done… 9 5928 |
