Floor Plan Feedback

I have tweaked a builder's existing floor plan to our preference (link below), and would appreciate any feedback or suggestions before we engage with the builder.

Notes:
- The build is 8.27m wide and 19.07m long (minus the alfresco)
- Our lot width is 10m and 30m deep
- Location is in south-west Sydney
- Family of 5 (2 adults, 3 kids)
- The left-side is a zero-lot, so the garage will have to stay as is

Questions:
- I'm not sure whether to extend the WIL or add another WIL for additional storage. And if I do, would it turn the entrance of the master into a long empty hallway?
- In regards to the rear area, we're leaning towards adding skylights above the alfresco to potentially increase natural light. Would the upstairs wall block the path of sunlight?

Just a few points to get you started.

Are you building with this builder?

Consider adaptable housing requirements.

The stairs may require a reduced ceiling/bulkhead in the powder room.

Reconsider the double doors to the right of entry and move stairs down.

The large openings to the living rear will contribute to large heat loss. Consider reducing or reconfiguring.

Consider open garage personnel door into house rather than garage.

No ground floor storage. Consider changing cabinets in powder to wall basin on opposite side and making this space the ground floor linen with acces from the entry. Reduce laundry depth to accommodate.

Locate fridge to opposite side of bench.

Consider storage to Study as it increases its usage to guest bed.

Locate sink to opposite side of island.

Consider swapping en-suite with WIR location. If not, Don’t place toilet opposite mirror cabinets. Extend shower to full width. 2.0 high wall to end of shower. Door to open against this wall. Towel rail to this wall. Cabinet to front wall. Toilet beside cabs.

Revers swing on main suite.

Increase WIL into stair landing.

Move AC void to opposite end in bath.

2.0m wall between bath and shower. Extend bath hob to full length. Reduce robe if required to suit shower opening width, minimum 700w.

Or

Bath to top of page, shower to left, robe to left, reduce depth of bath, separate wc outside bath.

Linen to rear of store if required.

You won’t have direct light via the skylights, just ambient.

adding furniture helps understand circulation spaces and my suggestions include rearranging rooms to make better use of available space without changing external walls except to extend the original ens to make a generous wiw (with less compromise between stairs and downstairs bathroom) and matches the wall at the front door in order to avoid reducing the rumpus or extending the upstairs hall Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅

WOW! Thank you so much for taking the time to draw up your recommendation, really appreciative!

I definitely like your layout more, and it also utilizes the natural light with the living spaces.

I notice on the builder's floor plan, there are some structural posts and cladding, so will need to check with them on whether the layout is structurally possible, and hopefully, not incur anything more than just 'admin fees'. They are a volume builder that welcome custom designs to their existing plans.
