These are just considered 'works in progress'. There is no incentive for the builder to supervise their own staff and contract trades, or any meaningful quality control process during the planning or construction phases. Any quality control is managed by customers in the post construction 3 month 'warranty' period - good luck with that! You probably can't change this aspect of the contract however just be aware. Pay particular attention to the liquidated damages payable for builders delays. The terms and dollars. Will these cover your costs of delays or are they just a token amount? How are delays notified? You dont want to be held to ransom and pressured to accept major defects at the end of your build because the builder has your keys and faces minimal costs of delaying completion. Only opportunity to get a balance contract is to have one drafted but it is extremely unlikely any builder will accept, especially in current conditions.
