Fringe Dwellers - Building Urbanedge Homes Larne 002 www.devohosting.com.au/fringedwellers Re: Building an Urbanedge Larne 002 - prelim inspection 55Apr 09, 2009 8:58 pm We had our preliminary inspection on Monday. It took much longer than expected, but we feel we have covered everything. Apart from a couple of oversights by the builder, we are happy with everything so far. Hopefully a solution for these will be found soon. The final inspection should be in just over a week, with settlement in two weeks. All that is left now for the our front window sill to be completed, carpet, another coat of render, the kitchen bench drainer mirrors installed, the front door needs sanding/painting and lots of touch-ups. Once handover has been completed, then the appliances will be installed and our fancy kitchen tap. So how long has the house taken to build? It was pretty fast! Hope your settlement and handover go smoothly, house looks fantastic! Well done on your colour selections, have you got a pic of the facade? Built the Atlantique 37 Mk2 with Carlisle Homes - WE'RE IN!! The last couple of months have dragged, but we are very close now. We can't wait! Trying to organise quotes for the driveway, but nearly impossible to get concreters out to look at the house. The Facade is not yet complete, still needs another coat of render with the colour and the front sill completed. It should be finished next week. These are some pics from a week or so ago. Hopefully yours goes smoothly.. And that facade looks AWESOME!!! I love the facade - it will look great with all the colours and fully complete. I like the big timber window and the timber posts, and the big rendered pillar there. What colours are you having on the render? Built the Atlantique 37 Mk2 with Carlisle Homes - WE'RE IN!! There still seems to be so many small things to fix and they have really only got 4 days to do them. If ours is delayed 3 or 4 times, I think we would start to lose the plot. That being said, we do not want to have a handover inspection without everything finished. Was your delay due to them canceling or you being unhappy with the unresolved issues? If all the trades turned up on Tuesday, 95% could be knocked off in a day or so. The carpet guys are booked for Thursday, so the painters would have to be done by then. It is so frustrating that we are so close and there is next to no action on the house. They do retain the same trades, so I guess we have to wait until they are free. I am sure this is what you experienced also. Our facade will be mainly Dulux Limed White and the Pillar and front window sill (yet to be completed) will be dune to match the garage door. Yes we are very happy with the facade. Most of the UE facades left me a bit cold or I felt they may date a bit over time. It is a personal preference, but I always thought this one was quite understated and unique. Yes we love the timber posts also. I was concerned that when it went up it may look cheap. But they look even better close up. Really nice red gum. They will also go really well with the cedar windows, our door and the entry deck and steps we will be putting in after handover. Our only concern at the moment for the facade is the down pipe at the front. It was originally supposed to go alongside the pillar and is easily hidden with a coat of matching paint. Unfortunately, due to us changing the plan (removed the main bedroom alfresco and replace in with WIR) we only have two windows at the front for ventilation into the room. If the down pipes are to go in the original spot, we will not be able to open the front windows. So it needs to go to left corner of the front windows and will partially obscure, the beautiful cedar timber at the corner of the window. We were a little surprised that this was not mentioned before hand and only discovered by our SS on the day the down pipes were being installed. At least the base of the pipe will be concealed in the sill. Hopefully some creative paintwork of the pipe may help conceal it a bit or perhaps a skinny tall tree? How is your house going? I have not been able to locate any photos and would love to see how it finished up. I have always loved the look and layouts of the Carlisle Homes. If we had known about them earlier, I am sure we would have considered them. www.thebedbug.com.au Children's Licenced and Treehouse Manchester for all of those new rooms! I would have chosen the same facade if this is available to Ludo. So how is it going now, is the handover coming any time soon? I thought they worked quite fast actually, well at least at the current stage of our build. Ours has only been 5 weeks and the frames are up although may not be totally done. Did you get an inspector at any stage? Did you, by any chance, requested some changes while building? I would like to know if you were charged for it.
