Moving the pool to the western side is very interesting so I'll look into that. 2. The laundry does have a shower and toilet and a door out into the backyard - so my thought was to get out of the pool and head through the alfresco to shower/dry off instead of go into the main living area or into the main bathroom. 3. 6 bedrooms yes because we are a big family. Living in south west sydney I have my kids and parents living with me so looking for a little bit of separation. I will be downstairs with kids scattered downstairs and upstairs with the folks. 4. Storage of this house is not enough for a big family like yours. You don't want people to get out of pool and walk through alfresco all drippy wet. Looking at this floor plan, you could build a pool change room at this end of alfresco where the brick column is. Understandable for the 6 bedrooms now, but don't you want to put your older folks on the ground level so they don't climb up and down? I would still have 3 bedrooms downstairs with a shared proper bathroom. Then add a powder room for living area. For upstairs, have a master bedroom with an ensuite. Two other bedrooms with a shared bathroom. Upstairs is where you put study and second living area, so younger generations living upstairs would make more sense, don't you think? For a house with 6 bedrooms, 3 bathrooms is minimum in my opinion. My house is 4 bed 4 bath + powder room. If not enough space upstairs for bedrooms, you can always reduce the size of that living area. How much can kids play, they need to study!! (for a big family my suggestions include a much more generous kitchen and separate pantry, separate laundry and separate bathroom for a pool change room with external access, bigger compartmented bathrooms are much better for sharing, extra bathroom with external access, bigger laundry, option for master and 2 kids rooms and 2 living area upstairs and down and rotaing teh stairs make access much easier and adding furmniture highlights walking paths through all teh rooms for a big family my suggestions include a bigger kitchen with dining room with wider opening to the alfresco, separate pantry separate laundry and separate bathroom/pool change room with external access...there's an option for master bedroom (or grannies room) plus two kids room and two living areas either upstairs or down and rotating the stairs (with a deep landing) allows much better use of available space and adding furniture helps explain room sizes and walkways through rooms, you should always use double glazed windows throughout, with smaller windows and/or splashbacks or highlight windows on the western side and the pool pump will probably be too big for outside the bedroom and would be much better enclosed at the end of the alfresco Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Re: New build floor plan advice 10Jan 18, 2022 12:14 pm ramjam01 Hi guys, Ive just got my initial plans back and was hoping I could get your fantastic advice. 12.2m block wide and 40m deep. North is to the back of the block. Couple of things Im not sure about: 1. Pool is on the east side - which is great as I really detest the western sun in summer. Will it get enough sun though? 2. Would I be able to fit the pool pump/equipment in the open area behind the master bed adjacent to the pool? 3. Do you guys think I need some skylights in the living/dining and alfresco areas? There will be floor to ceiling windows adjacent to the pool, but this is on the eastern side of the house. 4. More on these floor to ceiling windows - do you recommend double glazing them? So think about it depending on your climate - (Melbourne?) - I see too many windows/glass openings so hope you are aware of their impact on energy efficiency - If I was you I would remove Window W6 all together for flexiblity in furniture as you have W&, SD1, W9-W12 for plenty of daylight - West sun would only bring heat and energy loos- or just make them 2no.600w - Its no brainer to spend $$ on energy efficiency than $$$ on big glass walls that lookup to neighbor's fence only. - optimise your window sizing to get higher energy rating - your family- environment & your pocket are more imp than the impression Guest get when visiting 3-5 times a year.
