Browse Forums Building A New House 1 Sep 10, 2021 3:44 pm First post here. Looking to build on a rear sloping block outer east Melbourne. First design has come back at around 320sqm for 4 bedrooms, 2 studies (both work from home), kitchen with butler pantry, rumpus near kids bedrooms. I'm getting approx quotes from builders around $2100 - $2200 per sqm (includes site costs apparently) which means a build of about $700k which is way above our budget. Designer thinks realistically we should allow $2500 per sqm. Another builder thinks $2500 - $3000 per sqm. Are we dreaming if we think we can build this for around $550k? I know may be difficult to comment without all the detail but just after your experiences with similar budget and what sort of home you've managed to build for that cost. Does this home sound unnecessarily large? No idea what the average home size is, have been living in a tiny weatherboard forever. Attaching pic of style we are going for. Normally this would fall into the category of boutique/custom build. Therefore $2000/sq including site costs is very reasonable for this path way. For your budget between $1500-$1700 mark, I'm afraid that you might need to consider a volume builder like Metricon/ Porter Davis and such. They have set floor plans with limited alterations allowed. Have a look at their websites and displays after lockdown and get some ideas. You might not get exactly what you wanted such as this facade you like. Many volume builders wouldn't touch the block, it has a 8m fall though there is a flattened section where we would build. Ok, so looks like $2000 per sqm might be the ballpark to aim for if we continue this path. That’s also one of the reasons volume builders can restrict their build cost. My current build is about 300sqm too. Averaged cost at $2200/sq. You probably need to adjust your expectations. Otherwise, you might get $ticker $hock with the variation cost increases after you've signed a contract.... With your façade and pitched roofs, I would think $2500 psqm would be a better starting point. Assuming you want a mid-spec finish too.
