If you choose to use the others that are less engineering capable, you will be writing your own code, plugins and engineering tools, as I have chosen to do. I've said may times the engineer certifies the data .... I'd upgrade to one of the latest but as I'm retired now, it's not worth it. I'd have to up my computer, MS Office, Adobe Illustrator and Photoshop etc etc. Don't laugh. I use VW11 on a 2004 Mac but for my needs it gets me there. You could create a generic google drive and paste the excel data into a google opendocs sheet and post the google drive link. Sounds more complicated than it is. Not much to report other than settlement next week, CDC being lodged, now just working on tidying up the construction budget. Just had a meeting with my estimator and I was over on some items and under on others, so $1.2m should be doable, but a little tight. Anyway, I had some really good feedback on my design so I thought over the next few posts I might share some of the custom home designs we are working on. This one is on the North Shore, split level and backing onto the bush. The key rule of thumb in Sydney from my experience, is to remember that whatever you can sell 1 of the duplexes for, is what you can pay for the land. ie if you can sell a duplex for $2m, you can pay $2m for the land. I have highlighted in red the key items you need to alter based on your project being: 1. Land price 2. Construction price ( this sheet is based on $3,000/sqm which is what it will cost to build a medium to high quality duplex on the north shore/inner west areas). I know some project home builders are quoting $1,000/sqm but you wont be getting maximum sale price for those, so keep that in mind. Also, if you have particular site issues, such as cliff in the middle that requires a crane, call me and I will see if I can provide a more accurate guide. Obviously this is only a rough estimate, to price accurately you need plans and engineering. 3. S94 or S94a fees. Check your local council for these details 4. Sale price I have a more detailed construction budget that I will post later. Hopefully the link works. Think 10 years ahead, what is it that's going to define you from the others? Realistic Photo FAKE Images? Artists are doing that, besides your a builder....
