Here is the facade. I will post some of the other drawings later today, I am just looking at making some alterations to bedroom windows, and double checking that there are not privacy issues. North Ryde has some really nice modern architecture in pockets, which is why we are going for that style, but bringing in elements of concrete and timber to break it up. If whoever is sharing the bedroom with you has different routine to yours, its really disruptive - e.g. my wife can get up at 5:30 some mornings and spend an hour in the bathroom. I'm supposed to be able to sleep to 7:30, but you guessed it, from 5:30 its just broken sleep if i can even sleep. Dark matter scientist, can breathe underwater, mind reader and can freeze matter just by willing it. Trust me, its in my sig. If you like your houses/apartments/terraces to look all the same in a row that's your prerogative a la some of the old inner city suburbs like Bondi and Paddington but I like it when things are mixed up a bit. Very happy that we have managed to prepare the full set of plans in only 7 days! I was considering changing the bedroom windows from sliding to awning as a feature ( ie replace one sliding with 2 600mm x 1800 vertical awning) but we got the price back from our supplier yesterday and they will blow the budget. So staying as is. Every decision I make from here on is around sticking to the $1.2m budget. We are getting feedback from a bunch of our suppliers this week that prices are going up. So I have a challenge ahead. Anyway, here are all the plans, and now off to CDC approval. Hopefully 2-3 weeks, then council for stormwater approvals. The 3D Is great for picking up such mistakes.. I highly recommend everyone uses 3D Engineering Bim Which software did your Architect uses. At A guess I'd say archcad.."designed for Architects... I dont think that they will incorporate a BIM model for a duplex. We do for our apartments and offices. Maybe we are being ripped?? When we do our apartments and offices, we always go 3d now for services as it saves so many headaches. For us with simple residential builds its easier for us to resolve issues onsite, but that is because we are there to manage potential conflicts. I actually agree with you 1000000% that project home builders who dont have full time supervision could benefit as often the conflicts are resolved by a tradie getting a hammer and smashing a hole in the bracing or I joist, and no one knows any better.
