With the suburb and size of the block you can't really build a budget home through a volume builder as it won't do the block justice and won't be desirable with the demographic in the area. If you're not attached to the block in any meaningful way you could just sell up and find something that's more to your liking. You'll have no problem getting a good price for it from a developer. Sorry I don't really have any recommendations for builders In that particular area at that price point. Maybe try Carter Grange? My dream is to build on the block though but just reading some things online like WOLF who suggests $5000+ per sqm is too much at the moment for my budget.
