I've narrowed it down between Henley (Palace 33) and Carlisle (Colorado 34). The only thing that is bothering me is the inclusions. Carlisle seems to have much more inclusions (Luxe Pack) than Henley. Any recommendations on whom to go ahead with? The stand out items was: - Refrigerated cooling with Carlisle for $5000 vs Henley - $12000 - Flooring Pack included with Carlisle Vs $7000 for Henley - Security system included with Carlisle - Most Facades are free with Carlisle Vs thousands of $$ with Henley Just wondering who has better standard selections - Henley or Carlisle homes. thanks in advance, Vipin I can't answer your exact question, but in looking at value for money/cost effectiveness.cost savings, do also consider their construction methods. Carlisle for example use "Performance Solutions" - alternative construction methods to the Australian standards. I'm not an expert on this by any means, but the info here in this forum definitely gave me pause really consider what the use of 'performance solutions' for example might mean in comparing the overall cost/quality result of a build between two different builders. Re: Henley Or Carlisle Inclusions 15Sep 29, 2021 12:40 pm Lots of builders use alternate solutions to the standards. I can guarantee Henley do to. Some of them are better, some of them less so. All of them have to be verified/tested/proven to perform the same or better and certified by the relevant professionals. The challenge is understanding g the difference so that you can be informed. Ie the Carlisle waterproofing solution is approved because it performs the same, but requires yearly inspections to validate that it will continue to perform. That's a bad outcome for the client. A different solution to have weepholes lower in areas that are undercover gives a better aesthetic with minimal to no risk for the area. I don't know in other states, but vic recently made it a requirement for all performance solutions to be signed off by the client's as part of the building permit application. That document usually explains what it is, who certified it, what their qualifications are. You can use that summary for further questions/clarifications.
