Browse Forums Building A New House 1 Sep 14, 2021 12:45 pm Hi All - These are initial plans from the designer for our family home. Seeking your feedback and comments. It is on a corner block. We will be going back to the designer to check if the depth of the building can be increased (on the south side where design shows setback of 5m - there is an easement at the boundary so maybe able to reduce setback to 2m) to include a patio/sunroom and possibly another room (not sure if this is possible). Media Room configuration is not ideal too. The WIR position of master bed does not make optimum use of space due to 2 walls being unusable for entry-exit to bedroom and ensuite. Having a separate powder room than WC inside common bath is also preferred or better still a powder room next to the dining/living area. How can the design be improved? We are a family of 4 (2 adults and 2 kids). Thankyou. Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ depending on your local climate it's usually better to take maximum advantage of the northerly aspect and my suggestion include a master suite grouped with the study and the kids rooms grouped with media and a sharing bathroom with separate toilet, there's a mudroom laundry with direct access to the garage and outdoors and moving the whole house towards the southern boundary allows for more parking space and more generous northwest gardens ...depending on the precise dimensions of the block and your preferred size/budget restrictions you might like an extra powder room and an alfresco area but we need more detail about your wish lists Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Re: Feedback on floor plan for new home 3Sep 20, 2021 6:51 pm Thank you for your comments. The block dimension is 33m x 18.5m. There is 9m setback requirement on the West side and 3m setback on the north. I have gone back to the designer to clarify setback on South as initial design places it at 5m but he indicated this could be reduced - we are waiting for the designer to get back with the external dimensions. Will update here once I have the new dimensions as it may open up or reduce building area. We would like to include alfresco/sun room and parlor/reception room space allowing. Thanks! Re: Feedback on floor plan for new home 6Sep 28, 2021 7:32 pm Any chance of moving the garage to the western side? It's basically going to block all of the morning sun in its present position. It doesn't look like there will be a lot of natural light unless you're doing something clever with the roofline. I'd suggest trying to get the kitchen, living and possibly dining on the northern side. At risk of sounding like Captain Obvious, if you want a sunroom then it has to be on the north or it won't get much sun... Without much light, you'll spend a lot on heating and with the current configuration then you'll get unpleasant low angle afternoon sun into the living areas. Media room should go on the south because light isn't so desirable. Ditto laundry and bathroom. Do you have a fence on the eastern end of the northern side or is it all unfenced? The reason garage is on the East side is so that we can have the secluded private open space on the West that already has a 9m setback requirement - this way I think the setback can be put into good use. I would love to have bay windows with window seats in the living room North side and the dining area to open into an alfresco. Do bay windows add much to the building cost? I have asked designer to move the Media room, laundry, bath to the south side so that bedrooms move to the front. No Fence on north east as it is adjacent to the garage of the next house (our investment property) however there will be fence at the back (south east). The room dimensions have been missed in the design, I have asked for this to be included. I am satisfied with the positioning of rooms however feel the design could be improved further for better functionality and flow. The alfresco on the West side and living/dining opening to the alfresco is as per our request. The Walk in Robe in the Master BR is too small but not sure how it can be improved. Maybe repositioning the WC in the Ensuite to face the basin? The exit to backyard from laundry is in an awkward position. Can anyone offer further suggestions/opinions on the design?
