Il start with abit about us and what we are after. We are a couple who currently have a land ready to build on (14x32). We want a home design, preferably double story. We are happy with single also however they just don't seem to have what we are after regardless of design. We often gets asked "why a double story" and the answer is, it's just what we want. We can not have kids and have no reason to plan or consider a family in future. We would love. Alot of open space A big master bedroom,walk in robe and enquire. A modern design home. Now the problem we keep bumping into is all these double story homes come with kids play areas, huge sitting areas, we would really love just more space for a couple. A couple of designs we are considering are. Anyway wondering if you guys have any suggestions for design, builders or any tips/input at all Voids have been suggested by builders and we are open to the ideation, just don't know pros cons. We are 31 and 32 years old and budgeting roughly 450k for the home build (not including land of course) We often get answers like "why would you want a nice big house without kids or a family" or "you never know, you might have a kid someday" and just want to remind that we can not have kids. Any help and recommendations would be most appreciated!! Thanks in advance all - thanks for being part of the journey if the volume builders cant provide what you want then why not have a custom home designed to suit and even if your needs change in future you can sell and move on... although i would be reluctant to build too small as what might be a labelled as a kids retreats or extra bedroom might be useful to you both as a hobby room, study, media, work from home office or guest rooms etc... the design that you like has huge open hallways and voids that use lots of extra spaces and making them smaller changes the whole design...you know what you don't need but do you know what you do need and want...there are some excellent two story duplex plans with teh volume builders that might suit and maybe you could just build half or consider a duplex and live in half and rent out the other half but, if you can't find a commercial design that suits (and keep in mind that it's not legal for you to use a downsized commercial plan without breaching copywright) why not consult an architect to design a plan just for you Re: Help with Double story design for a couple with NO Famil 3Sep 07, 2021 9:32 am You said your budget is $450000, I would be looking at homes with a base price of no higher than $370000. By the time you add of the extras for foundation upgrades and all inclusions, you can add on anywhere between $50000 - $100000 on top of the base price. The Metricon Riviera is a lovely home, but way out of your budget. I think you need to look at homes that are no bigger than 350m2. We bought land in Tallawong Schofields NSW size 30m X 12.5m and planning to get double story house build around 350 sqm.
