We're also looking at a lot of the builders you are, including TA, as well as some of the same upgrades. Can I ask what the cost of the insulation upgrades you made was? We've got a quote from another builder to put R2.5 acoustic in all walls (we live near a train line), as well as R5.0 to the roof, but that's coming in at ~35,000 (this price also includes single -> double glazing throughout, as that builder doesn't do double-glazing as standard). I need to go back to TA to push them on whether the pricing they gave me is going to get to 6 star, let alone 7 star. I'm also interested that your HVAC came in at only $17k; TA quoted us over $20k for the same unit on the Evoke. It might be a little hard to determine specific costs around insulation as TA's base price includes double glazed awning windows and sufficient insulation to achieve 6 star. In our house we got R6 in the roof, R2.7 on external walls, R3 between ground and first floor, R2.7 for certain rooms (about 6 rooms) of the sound screen stuff and some additional R2.7 in between other rooms like internal wall (garage / house and powder / laundry / bathroom). All up the additional insulation that wasn't included in the base price amount (i.e. the R2.7's) cost us $2300. We also got Anticon 60 in lieu of sarking which was an additional $2k. For HVAC, another way to try minimise cost is to have split systems built into bulkheads _so they are hidden). The negative is that it won't all be controlled by the same unit and you will need to have a separate remote. Wherever there was Colorbond roofing, an anticon blanket was underneath (ground and first floor). Thanks We originally had a glass splash back behind our sink but changed this over to stone (so we essentially would have had two separate glass splash backs). Our laundry splash back is just tile. Our bathrooms upstairs are stone/tile also. I just saw you are referencing colour glass so I'm not sure about this sorry as this wasn't offered to us either!
