We feel the living and this section of backyard will give us nice sun during the day. Yeah, it's not perfect and a bigger backyard would be nicer but we are limited in block size. We love the idea of a courtyard so that's not going anywhere. We will live 10-15 minutes from the surf coast on the Great Ocean Road. Our concern with it's current orientation though is that master is going to get HOTTTTTTT during summer. Our land hasn't titled and the developer has mentioned we can flip the crossover if we want, currently in the plan of subdivision the crossover is actually on the west side of the house but we have flipped it as we like the idea of the west sun during the afternoon. Yeah, it's going to be hot outside during summer but nobody sits outside when it's 40 degrees anyway, regardless of where the backyard etc is Originally the rumpus and main bed were actually flipped but an original plan from the builder but it was slightly too big for the house so they've changed things around and came back with the photo in the thread. what a great location and always love a courtyard and that would be my preferred alfresco (with spa pool and/or outdoor shower coming home from beach?) and keep the backyard more for utility area, garden, clothesline etc a pergola with shade cloth would add summer shade for eth courtyard but would prefer master at front and rumpus opening to courtyard with garage flipped and would sacrifice a little off the minor bedrooms for soem more space in the kitchen and adding furniture to all the rooms helps highlight circulation space but i'm attempting some plan variations for the double hallway but could you please add the dimensions showing the width of all the rooms The minor bedrooms aren't big but they aren't tiny either 3.27x3.1 Hopefully this shows up ok to show the dimensions, I uploaded it to another site which is probably better https://ibb.co/mC7DBcF some are still a little broken on the design as it was modified from a larger design but you should be able to see what's what. You are right. Your courtyard and masterbed will be so hot in summer afternoon. Nobody sits outside but you can't stop the sunlight coming in. Blinds down and AC running full blast. I don't think that would be nice. I'd flip the whole floor plan, so your courtyard and masterbed are facing east, garage on the west. And you would have more solid bricks and less windows facing west. Since your backyard is already facing north, you won't lose light and warmth in winter for your living area. We definitely want to keep the rumpus closed off as we will turn it into a mini home theatre. What's the front door width? We get a 1200 wide door standard and we want to keep it like that, understand it requires a bigger entry etc but a bigger door and entry is something we love as well Also the width down the courtyard side of the house? We must have minimum 1m down the entire length of a single side boundary. any plans is always a compromise but i prefer the extra kitchen space to the slightly bigger bedrooms (that are big enough for queens sized beds plus the biw and study area) and details like the good sized garage and the front door needing a wider entry and the extra hallway study area also impact the space available for other rooms but the rumpus and side setbacks in my plan are the same as your original so not sure what you mean by closed off but minor differences in sizes will be due to my vintage CAD program that uses 10cms wall instead of 9cm to make the sizes easier to understand but it's an interesting plan and you need to have what suits your family, happy building 2 6605 Hi, Looking to add an ensuite to one of the bedrooms and make it a Master BR.
