If you're reading this and you have built recently or are currently building, I encourage you to add to this post with your own breakdown to help others through the process. Cost: $416,976 (excluding land) Date of build: 2021 (signed contract at December 2020 prices) Total Floor Area: (312.40m2) - 33.63sq (single story, brick, colour bond roof) Residence 240m2 Garage 37.87m2 Alfresco 26.47m2 Portico 7.97m2 Bed: 4 Bath: 2 Living: 3 (theatre, retreat, family/dining) Garage: 2 car (5.8x6m) Quality: Small local builder (Wodonga) off the plan. Mid teir build Location: Wodonga, Regional Victoria Land: $184,000 (863m2) (2.5-3m of fall across block requiring 25-30k retaining wall) Extra Info: Included in the 416k cost but in addition to the base price of home was: Gas + Evap heating cooling (included) 9.5k of slab upgrades (M-D soil) consisting of approx 30 piers and a deepened edge rebate. Additional req to meet 6 star energy rating approx 6k To comply with BAL 12.5 approx 2.5k Additional site costs 3.2k Facade 5.5k Deepened brick rebate 2.7k 450mm eaves around house 2k Stacking door 2442 - 3.3k Ceiling height to 2.7m - 3.2k Ceiling height in hallway/entry to 3.3m - 1k Square set cornice to majority of house - 1-2k Doors to be 2340 high - $600 3 phase power 1.3k Floor to ceiling tiles in ensuite 1.1k Upgrade to kitchen (stone bench top, draws, pull out bin, microwave tower, all black tapwear/ sinks) 13k approx 100m2 of exposed egg concrete (driveway, crossover, alfresco) scatter through price. Pivot front door 1200x2340 2k In addition to this there is a lot of money in electrical, tap-wear and misc upgrades that all add up. Cost summary 416k for home build, 184k land, 25k retaining wall Total cost approximate 626k I would consider this price to be great considering our builders are local and the service so far has been unreal. Yes Metricon could throw up a house for cheeper but quality is the key. I’m sure the price would be a lot higher if we were to sign tomorrow given all the price rises however our builder is absorbing these costs. Any questions feel free to ask. I have been lurking around building blogs/forums FOREVER and it annoys me so much when people are so secretive about the prices they paid. I will never understand that. It all comes down to your selections. For example, I am very happy with my plan and inclusions but when my wife went to selection appointment, she wants to upgrade Master EnSuite bathtub with a floor mounted mixer and tiles etc. For this one bathroom, approx. $10k. It maybe a good idea to get all builder's price list (volume builders) and their inclusions information, so you can compare with their base price with the specifications. When they tell you how much it cost for their build, keep in mind, site cost can be a big variables too. 7 12028 The last home I lived in didn't have a pool and when i went to sell it the agents were not happy, even telling me to put one in to sell the place.
