I got my very detailed quote from G J Gardener. To start with , it was amazing how by not collecting a single cent from me, they had gone through all my requirements thoroughly (am very demanding client), they had shortlisted one of their design, did lot of modifications (again not collected a single cent from me)(some builders even do not start the process of customisation before we put deposit) and gave me beautiful final design which blew me away. Next I was presented a very detailed quote down to each and every price element. They had given me how much the design will cost with their basic inclusions, and how much it will cost with all my wish list and finally how much it will cost with a middle path. All good so far. But when I compared their price by trying to match as much as possible the inclusions with other builders like WISDOM, CLARENDON, there is no comparison at all. GJ is too costly compared to these two other volume builders from which I got the quote.
Am aware, I cannot compare GJ with typical volume builders, because GJ is a franchisee based company and there would be closer attention to the build as the respective franchisee builds very low houses and hence in general the builder quality (I assume) would be far superior to your typical cookie cutter house builders. But still, unable to digest why such a huge difference. In literal terms with the same sort of inclusions, the GJ looks like costlier by nearly 100K on the top of these two builders.
Anybody have any clue why GJ is costlier? is the construction quality is so high to warrant this much price difference or am just wondering, I am also paying the amount that franchisee needs to pay to G J parent company and which is included in my price?
Any inputs from anybody who had gone to GJ and compared the price with other volume builders would be great
Again I reiterate I was blowed away by the GJ's honest break up every element in a very transparent manner, but still unable to digest the huge difference in the price.
GJs standard inclusions are very less when I compare with CLARENDON/WISOM. Both these guys offers discounts and typically the 2.75 ceiling height, full tiling to bathrooms are in general part of their price with their premium packages. The final cost if I go with CLARENDON/WISDOM less their promotion discounts is much less than what GJ charges for their standard basic inclusions itself and observed GJs basic inclusions are very low (looks like they do not give for ground floor the basic tiling(except wet) or even carpet, when other builders offer at least carport)
Am just curious am I missing something here in my understanding?
I tried Hall and Hart and realised they are too pricey, then wanted to try for GJ as in general I am impressed with the closer attention, but looks like they are also pricey.
