I want to discuss these issues with the builder. Re: Garage flooding in new built home. 7Jun 12, 2021 2:30 pm chippy I'll take a picture of my garage tomorrow and post it. Here are the pictures of what I was talking about with regards the set out of the garage floor and driveway. The one thing I will note is that in WA the garage hardstand is poured after the house is built and not along with the house slab. I'm not sure how it's done in the eastern states (I think it may be done in one whole pour) but nonetheless with a little bit of planning there is no reason the same layout can't be set up and poured with the initial slab pour. In the first picture you can see how the garage slab sits back behind the line of the garage piers about 30mm. This means the junction between the garage and driveway is actually under the garage door when it's closed as in the other photos. My driveway slopes back towards the garage so I have a cut off drain across the garage door but it's the same principle if you driveway slopes away, you just don't have a drain and the driveway will run right up to the garage slab. The external driveway (or cutoff drain in my case) sits about 15mm lower than the garage floor to prevent any wind driven water blowing under the door. Similar to how you should terminate different types of flooring across doorways under the door. It also prevents water hitting the door then running down onto the garage slab and then being blown into the garage under the door. Your garage is done perfectly where there won’t be any water coming in. I will email my builder and mention to him that I don’t want the same problems as my sister did so if he could take i to consideration of how your garage is built. Here in Melbourne they pour the slab for the house and garage in one go. I’m also wondering if this is something he has to won up to and help her fix this problem. It’s not fair how she has to insert a plastic strip on the floor of her garage and pay for it herself. Thanks for all the useful information Re: Garage flooding in new built home. 9Jun 13, 2021 1:12 pm Do you have site plan with survey overlay? it should be the first page of working drawings, if the fall from kerb higher the garage FFL then they should have provided grated trench, you can DM me your plans and I will check it for you Until you find the cause of the flooding you need to take action to mitigate potential damage to your home.
