It kind of sounds like you want to construct a residential space above a workshop? *Edit: just read some of your previous posts. It's a house on a childcare you want to build. I've OB a couple of times and my licence came back as approved to build a class 1A property. I guess you'd be best to talk to someone from the Department of Mines, Industry Regulation and Safety. They are the Dept responsible for approving OB licences. The other question would be with the council planning Dept as to whether you have the appropriate zoning allowance to build what you want. If the whole project goes through planning as one and you can get it all approved on one building licence then you may be able to do it. If it is 2 separate projects then I'd imagine you wouldn't be able to do it as an OB. I can understand where Chris is coming from now. You are talking a pretty serious sort of commercial venture that you are looking to undertake. I think it would probably be prudent to get some professional guidance to guide you through the process. That's why I mentioned, before you comment on any post, get a good understanding of it or else silence is the best option. All they mentioned was "there's nothing mentioned about the size of building class 4 in BCA" This was the reason I posted my query here.
