Browse Forums Building A New House Re: Slab Positioning issue 2Apr 30, 2021 2:21 pm Ral21 Hi Everyone, We are building a double story house and are in pre-slab stage. We had a meeting with construction supervisor on site last week and asked him to check the distance from fomrwork at the back of the property till the rear fence to see if it the same as engineering plan. he measured the distance and said it is 4m instead of 4.4m specified in approved plans. We asked him to re-position the formwork before concrete is poured to make it per engineering plans, but he said he is 100% sure the positioning is right as they had their surveyor on site and it is based on surveyor report. He suggested it is due to fence positioning issue not slab. This is very unlikely as our neighbor are building at the same time and no one has this issue (all back fences are in the same position in all neighbor lands). Can anyone advise what is our option here? The builder is not accepting this issue and insist they will pour the slab next week. The council says we need to check with our private certifier but it takes some time for them to get back to us. We also not sure if the site measurement are checked with private certifier when plans are approved. I will appreciate any advice. Thanks. Ral21 Step one would be to get a copy of the survey the builder has. Step two if they dont give you the survey get your own done. If you are in Sydney PM me and Ill send you the details of a couple we use. Yes we are in Sydney. The issue is first has not send the survey report yet (they said they will but we have not received it yet). Also, the slab will be poured next Tuesday and they said they will not delay it as their survey says slab position is fine. We need to make the builder stop the work first and then arrange for our survey. Do you have any suggestion about how we can stop builder to pour the slab? Thanks You could send them an email/letter making a point that you won't be paying for the slab until it is confirmed it is poured in the correct location. There should be survey pegs in the corner of the block. Look near the front boundary. If you can locate these then you can string a line above those and base your measurements off that. Sometimes builders will have surveyors actually peg a set out for the build, but if they have already set up for the pour they may have been dug up. Have a look at the front corners of the block for a white peg with a nail in it. Sometimes it will have a tall stick next to it with coloured tape on it so you can find it.
