Browse Forums Renovation + Home Improvement 1 Apr 08, 2021 7:25 am Hi! This year we are looking at renovating our small 2 bedroom house. We are looking at changing the location of the bathroom/laundry to going where the kitchen is and adding a “office room” where the original lounge room is. We would than add on extension to the back of the house to have a new lounge room, a third bedroom and the kitchen go into the extension. Our whole property is classified as flood prone (a 1 in a 100 year flood area). We have just received our flood information back from council and it looks like we need to lift the floor level up by 300mm. Would we have to lift up the original house or just have the extension raised and have a steps leading into the extension? We are meeting with the person who did our floor plans next week but just wanted to get an idea if anyone has gone through this and what they did Re: “Flood prone” and renovations 2Apr 08, 2021 8:08 am Unfortunately, you can't have a half compliant house, nor half a house insured for flood.. OT, Unlike planning where loopholes exist with set backs etc, people leave one room standing to avoid losing space, building is a different kettle of fish. Generally pre existing works don’t need to be brought into line with current NCC unless you are planning strata subdivision or something similar Re: “Flood prone” and renovations 4Apr 21, 2021 5:55 pm Personally, I'd lift your old part of the house to match your new part so there is just one floor level- no steps. 1 in a 100 year flood area? With the way the planet is heating up I'd say your chances of it happening again are so much greater than before. Stewie Yes it had a house on it. But Melbourne water only wanted something the original size of the existing house. We managed to fit a 45sq house on. 10 33655 Give Jonathan a call. Tell him you know me.
