Browse Forums Building A New House 1 Apr 05, 2021 5:15 pm My mother owns a 1000sq block in Melbourne and is giving my sister and I the land at the back. Excluding driveway space, my block would be approx 18 m width by 12.5 m depth. My sister's would be 15x15 m. Looking to build a double storey home, have 400-500k budget for everything, not just build. I can't seem to find any mass building sites that allow for these sizes. I'm a few years away from building, just trying to get some info before I consult a draftsman or architect. Adrianna Re: How much land do i need to build a home in Melbourne? 3Apr 05, 2021 8:15 pm I'm not sure how subdivision works in VIC but I know in WA we have minimum lot sizes depending on the zoning. I assume you have checked that the proposed lot sizes are allowed. If you have and the lot sizes are ok then it's a matter of finding a good designer that specialises in small lot builds. You can build some outstanding designs on small lots, you only need to watch Grand designs and such shows to see what you can do on a small lot. It just requires thinking outside the box and making sure you make the most of every square centimetre. Australian homes are some of the biggest in the world and realistically we don't all necessarily need such wasteful huge houses. Personally, small, well designed homes that take into account solar principles and cater for the needs of the owners are some of the best and most interesting builds. Unfortunately small doesn't mean cheap and you often pay a premium for being a "non standard" type of build. All the best. My suggestion is, what are you looking to build and why. This will all be impacted by the local councils planning scheme.
