I guess you could use it for a fireplace? Variations are usually costly. One builder we spoke to gave us a quote with a fireplace as a “provisional sum”, then the cost had been allocated if we decided to add it in later on. I think the variations are there to protect the builder, basically they are allowed to make variations if they need to without giving you a discount, etc. If you want a variation it will probably cost you. If it’s a variation early on just to the floor plan, you will be charged for what you are adding (e.g. 15k for fireplace, or 5k extra windows, wider door, etc) but no charge for making the change. This has been our experience with Thomas Archer, though I’m basing that on our preliminary sales quote. Keen to here about your progress as we have just signed with TA and really have no idea around timelines or “surprises”. This is because wall frames are made off site and pre-fabricated so once the design is in you can't change. I would've thought that adding a fireplace may include some structural components? that being said, i'm aware TA are now having longer wait times between contract signing and site start, so possibly there may be an opportunity (however, I doubt it) given variations also require admin behind the scenes such as revised drawings etc, which they probably wouldn't want to do if they are flat out. In all honesty though a fireplace in my view isn't something that you chop and change a decision on. Not only does it affect the room it's in (and possibly surrounding rooms) but also impacts your HVAC requirements / vent placements and voids for the flue etc... so not sure why you'd be considering this late in the piece.
