A bit of frustration (or a lot, actually)

I guess either I'm the most unlucky one, or there's definitely something behind the scenes that we don't know.

So we tried to get a block of land from one of the many 'stockland' box hill releases and were told to register via their web portal and wait for email then click the link to secure an appointment.

Guess what, we tried 2 times, and each time we clicked within 10 seconds of receiving the email and each time we were told a day later that we were not lucky enough and there were ppl who clicked faster than us.

Seriously, how many people are buying? And how many of them click send within 10 seconds? I'm just not buying this.

Anyway, I've given up the dream of building a house now and will look for an established house instead. It's a joke.

people were camping out for land releases in western sydney for four days so its quit possible that land is getting snapped up like that. Not had that issue in Melbourne's west though. Walked into a land sales office, liked the look of a block, paid a deposit. Done.

so I heard - but this one is different - the land release appointments are done online and first in first served - so you'd be thinking if you sent the email confirmation within 10 seconds (literally 7 seconds from when I receive the email on the phone - it's faster than the web client), surely you'll get a slot?

something you may not have considered is lag between when they send and when everyone on the list gets it (eg you could have got it anywhere up to 3-4 mins after other people)

true, that's one factor - gmail might have delays. I'm just surprised there are soooooo many buyers. Oh well. Time to move on

in anycase, they probably have a land sales office. Id go down there and ask them to see available lots. Im sure they will accommodate a walk in if they have lots. Though box hill - not surprised stuff would get snapped up. Keysborough too. that whole SE melbourne market is overheated

oh sorry, I should've mentioned it's Box Hill in NSW. Didn't know SE Mel was also that crazy. It's like suddenly everyone's got so rich. Me and my mrs are actually selling investment properties in order to build. Got no money in the bank.

Hi i also replied within seconds. Missed again . They said 800 plus ppl wants to buy. I am also surprised at sudden interest. Also the developer is increasing the price by 30k each release. It’s really sad to see this

I have been following their release since last year. Most blocks were unsold, packaged by builders and sitting in market for few weeks. I didn’t pull the trigger though as i was planning to move, but plans changed due to covid. Last year they increase price by 5-10k in each release. So i can safely say it’s sudden. Unless like what you mentioned, i wasn’t aware😄must have missed the sign

there was some uncertainty in property markets during parts of last year because of covid. That resulted in some flattening of demand and as a result, sales and prices. However that didn't last long.

The demand has been there for a long time and has been growing as a result of many different factors since the end of the last financial crisis. What you're likely experiencing is called the Baader–Meinhof phenomenon (frequency illusion). because you're now looking at it seriously, you're noticing things rising/happening more often than before.

Don't worry, the market will flatten/correct when people cant afford it any more at all*
