I know one building company I spoke to while doing my search to find a builder said they were booked up and didn't even have an opening until September. They may both have the license capacity in Qld its governed by your qbcc and allowable turnover. In Nsw you need to obtain the home warranty insurance however it’s quite different. In Nsw they only supply you with a number of open jobs and a total value. Therefore you could have an allowable turnover of 5m with 30 open jobs but if have 10 open jobs that total 5m then you can not commence the new build until it’s under the value of the new job or the other way is one is complete so your not over your open job value. Anyway my Permit was just released last week, then I was sent a suspension notice as they are not starting any new builds for the rest of the year. All I was told was it will be a Q1 2022 start. Nothing I could do... They dragged you out for 12 months, sounds like they weren't up front with you at the start and they still locked you in with DA-> Suspension? That stinks kennyc Anyway my Permit was just released last week, then I was sent a suspension notice as they are not starting any new builds for the rest of the year. Now you are locked in with the DA plans and cop all their price increases and further delays, and yes there is nothing you can do.... it's not shaping up well at all. So after signing in December, I had colour selection in Feb and then my changes rounds. Everything was going on track until the government extended the homebuilder grant, then from May everything kind of slowed down for me. Plus all the lockdowns and restrictions in Vic didn't help. I finally finished all my plan changes by August and signed off on the changes, then was told about the 60 day hold for the release of my building permit.. I was expecting to get to site before the end of the year, but not to be..., I'm pretty upset and frustrated but I know their isn't much that can be done, as long as I can start by Jan and have a good build it will be worth it. EDIT - also forgot to mention, I have it in writing that they have waved the $5k "materials" price increase. If that is different from another price increase then I'm not sure.
