Oh okay, it's not next to a park and the other land parcels with the same condition on the development are already built and only this one is not built. But if it is a garbage fill, then it's definitely better to steer clear hey? Re: Pier and Beam Footings 4Feb 10, 2021 8:44 am StructuralBIMGuy Hey leostarkz Welcome to the forum Sounds like you are building on Council land possibly a reclaimed Tip, Drain, etc, and the Council doesn't want to take any responsibility on the quality of the fill. Steer well clear. is it next to a park? and I'm guessing if I went ahead for some reason, it'll cost me a bucket load of money in additional site fees to build anything? Thanks mate Re: Pier and Beam Footings 5Feb 10, 2021 8:53 am Door knock some of the neighbours ask if they are experiencing cracking, settlement issues and what their engineering costs were? BTW, Get the geotech/fill reports make sure each stage is the same. land developers tend to go cheap on the last remaining stages to increase profits. Yeah I'm planning to go door knocking, I'm not directly buying from the developer as these lots were sold 2 years ago and the vendor does not seem to have geotech/fill reports, do you think it's worth getting a geotech survey done before buying this to determine the fill and type of land? Thanks mate, appreciate your help. Re: Pier and Beam Footings 7Feb 10, 2021 9:28 am Conveniently, he doesn't have a Geotech report and he hasn't built? Why should you pay for it ie geotech and engineering, then decide not to proceed with the purchase ..that doesn't make sense Tell him to pay for it and add it to the sales price, that's what people that have nothing to hide do. Vendors unfortunately have an upper hand as there's literarily very little supply of land currently. But it does seem like passing this is the better option. Re: Pier and Beam Footings 9Feb 10, 2021 10:09 am What you require is full disclosure, facts, data/proofs...only then can you make an informed decision. BTW, the council has given you the heads up... good for them When you put an offer in, with a subject to clause, move quickly with a preliminary sketch, engineering & estimates Give yourself plenty of wiggle room to get out if need be...goodluck Cheers Chris Designer,Engineer (Civil,Const & Envir),Builder,Concrete & Masonry Contract.Struct Repairs Hello everyone, After some suggestions and ideas about how to put a concrete path around the drop edge beam area on our new build.
