This is my first post on this forum, I am in the process of buying my first home, just got building inspection report with many minor defects but not major. occupancy permit was issued on 13 May 2019. Have gone through this forum to understand what is covered under structural and implied warranty, so 3 major minor defects;

1. Tiles and shower base drummy, because of it has been installed defectively with not a good solid base underneath it, such as limited cement mortar mix or also be a direct result of poor workmanship during the construction process as stated above.
Re-Installation or replacement of the shower base is recommended but it cost about $3000, would that be covered under structural or implied warranty, I read on this forum that implied warranty is transfer to a new owner for up to ten (10) years from completion of the work(how do i know when work was completed, is it the occupancy permit issuance date?) or its structural warranty issue (not sure the length of this warranty)

2. second major minor defect as per report is Drainage - Inadequate and/or Perimeter Building Ground Fall Defective, The site drainage in this report was found to be inadequate at the time of inspection, creating potential for subsequent water damage to associated building elements.
Solution : Ground levels may need to be lowered, re-levelled and/or falls in various directions with drains installed, which can be achieved with concrete or ground soils, etc. Where site drainage is inadequate, another option can be installation of an Agricultural (Aggie) Drain may be required or more serious remedial works.
What type of warranty cover this issue?

3. Water leaks were found to be present to the exterior sides, tops and or bottoms of the windows and/or doors and other areas as per the photos attached, such as brick expansion joints and timber and cement sheet junctions above windows , eaves and other areas. Leaks are generally caused by deterioration of silicon or rubber seals or sometimes just defective workmanship when no caulking as ever been used .
Can I claim this issue under any type of warranty with builder.
Their are so many other minor issues like Insulation - Inadequate / Missing , Door - Striker plate misaligned - Not latching, Tiles - Drummy, Brickwork / Masonary - Step cracking and minor cracking, Timber, exposed to weather / External painting deteriorated, Fencing - Deteriorated , Cracking - Damage Category 2 - Noticeable (up to 5mm),
Not sure what other above issues I can raise with builder in terms of warranty coverage?
What warranty document I need to have from vendor to claim any implied or structural warranty, in COS it's written vendor will provide Builder warranty insurance document before settlement, would that be sufficient to lodge any warranty claim with builder, would that be direct communication with builder via email?
Would appreciate for your help, its a very hectic process to buy neat and clean property without any issue now a days, I was not expecting these so many issues for this newly built property. Thanks
