One of the builders stated that since the width of the lot is >15 meters, I can build up to 30% on first floor and will have some additional restrictions ( side offset ). The house design that I am inclined towards is 12.5 - 13 meter wide. How does the hills shire council deal with 15.01 wide lots. I have heard some people building larger homes ( up to 44-46squares ) in the Gables on similar sized lots. Just wanted to seek some opinion from guys who have already built there. Thx Most of the builders with prior experience in Gables say that rules does not apply to Gables and 65% can be constructed on both floors. But again, unless a plan is submitted to council, one may not find out. This will depend on your path to approval 15.01 x 30 = 450.3m2 Option 1 - Greenfield CDC Part 3C.10 - Maximum Gross floor area 290m2 Option 2 - CDC Division 4 Part 3D.20 - Maximum Gross floor area 290m2 Gross Floor Area means the sum of the floor area of each floor of a building measured from the internal face of external walls, or from the internal face of walls separating the building from any other building, measured at a height of 1.4m above the floor, and includes habitable rooms in a basement or an attic. The calculation of gross floor area excludes:

My plot is 30 metres long on the side and 13.85 metres on the front, and I was wondering whether I would be able to develop my house entrance facing the longer side (Valletta Drive) instead of it being faced on the shorter side (Road B14).
