Project is expect to be $1.5m build and to be done on a cost plus basis. We will be sourcing a majority of the major cost items such as doors and windows, flooring, kitchen, copper roofing, masonry and stone mason etc. Interested to hear peoples thoughts on whether it’s standard / ok for a build of this size to exclude certain of the items that we source ourselves? I have heard of waivers / exclusions of items and am keen to understand people’s experiences on what they were able to exclude. Thanks in advance, Rogie Cost+ contracts are fine providing 1. You have access to sufficient funds 2.Obligations are clearly defined and managed 3.Drawings,Documentation etc are thoroughly checked and rechecked on site prior to commencement 4.Any mistakes, omissions, non compliance for work you organise , etc becomes your problem in the event of disputes 5.Hire a building contracts lawyer to go over the finer details, construction/engineering drawings, too many scenario's to list 6.7.8 etc OT, Trades and those in the business love Cost+ most take it to lock up and finish the projects themselves saves about 10% Goodluck Designer,Engineer (Civil,Const & Envir),Builder,Concrete & Masonry Contract.Struct Repairs Re: Cost plus contract exclusions 3Jan 24, 2021 11:21 am Thanks very much for your time. Any problems with the windows you’ll have to fix too. The builder will remeasure and check the window schedule. If you order these then you take responsibility. Do you have your finance in place as well? Banks don't like cost plus contracts and it's hard to get financial approval if you are going down that path. I see nothing wrong with taking this on yourself, the issue will be where liability sits if there is a leak for example - installation or product. If it becomes an issue then hire an expert in windows because these situations are always resolvable and 99% of the time it is installation. Get quotes and go for it...
