My wife and I are beginning the process of a KDR in Bella Vista and I wanted to get some thoughts from people that have done it before! We are currently in design process with an architect and he's recommending we go down the CDC path but due to the restrictions on size and orientation of the house, we are leaning towards going through the Hill Shire council for DA.
I just wanted anyone thoughts on how long the process is generally going to take for a DA of a two storey house in Bella Vista, with an attached granny flat to it. Also any feedback on how strict they are or just general feedback from your experience with this council would be much appreciated!
I've attached a plan as well to get some thoughts from all your experienced homeone members. I've marked the front shoehorn part of the plan which we would likely place a side entrance garage on if we were to go DA. As you can see, going through CDC limitations, we aren't happy with the huge amount of space we will be wasting in the front marked part and would prefer just to use that as a side entrance garage and place the granny flat behind it. Its still early design stage so the upstairs is quite flexible if we go through DA but just wanted to get some thoughts early on if we are missing something (its both our first new build homes).
