Browse Forums General Discussion 1 Dec 24, 2020 7:03 pm Six months back, I reported Eden Brae Homes management about a water stain in ceiling most likely caused by a leakage in my corrugated Colorbond metal roof under roof ridge cap in my house build last year. Photos attached here.
This leakage appears to happen in certain type of rain with wind that blows water under the metal ridge cap. Their maintenance manager, Jason engaged their 2 sub-contractors(MJH and an independent contractor) in October'2020 who reported "LEAK IS EVIDENT IN BEDROOM". MJH tried to close this issue by painting the water stain in ceiling and by claiming they fixed the issue which is not true. Later Jason and independent contractor assured me that they will inspect further and fix the roof ridge in New Year 2021 once they got the scaffolding. Jason quit Eden Brae homes last week and their construction managers -Peter Hubbard and Paul Doyle- denied their own previous employee's(Jason) promises and claimed there is no leakage at all. After tremendous pressure put on me to prove the above facts and evidences, they now agreed it is a rain water leakage but they are denying to fix it. Their operations manager phoned me yesterday and he said: -Fixing the roof will create other major issues. -He given assurance that they will fix the issue in future if it happen again even after 7 years of structural warranty period BUT when I asked him in writing, in contrast he emailed me that- The leakage was caused by a Feb'2020 catastrophe rain defined by the Insurance Council of Australia and not by normal rains . (I don't know how he know which rain caused the leakage after 10 months. This property is in Schofields which is outer suburb of Sydney and not in coastline). It is apparently visible that EDEN HOMES builds VERY POOR quality homes which doesn't even tolerate the rain with winds and they give a very tough time to customer by using all the loopholes in law and standards when there is a problem. I am sure there are lots of experts in this group and others who are affected by similar issues. Kindly advise me the best way to fix this issue. Can a builder like Eden Brae runaway from a problem without fixing it by simply saying that the leakage is not happening in every rain and only by a specific rain - so he won't fix it? As pulse said any roof under 25⁰ has to have the top ends of the valleys turned up. This prevents wind driven rain from being pushed up the sheets and over the top edge. This picture is from the Lyshart installation manual and shows how that is done. Often where you see a water mark isn't where the actual leak is because water tends to run. As to why the builder is reluctant to want to fix it? $$$ They have to pay someone to do it. It's easier to just hope it was the result of some particularly bad weather And leave it at that. Technically to put someone on the roof they should scaffold the building or the guys should be harnessed as it's double storey. The simplest thing for the builder to do is get on the roof, pull up that hip capping and make sure the turn ups are in place. If they are then they need to start checking further up. I'd even have a look the whirlybird at the very top of the hips and make sure the leak isn't happening there. Good luck. Now I understand that - If the roof sheets under the ridge caps had sufficient length and turned up properly up-to the cap, then it would have prevented the rainwater to get inside even there is wind blow. This can be inspected and fixed only by removing the ridge cap. One of their sub-contractor Adrian also advised to remove the ridge cap to inspect and fix the issue with scaffolding. This work was planned to perform in new year and approved by their maintenance manager Jason, who quit Eden Brae last week. After Jason resigned, their Operations Manager Mick Gee and other Construction Managers are just trying to close this issue by fabricating a story related to a catastrophe rain happened in Feb'2020. In fact my house is in brand new estate with all newly build houses around in a outer Sydney suburb, and I haven't heard any damages or leakages in other new houses in the estate. It seems Eden Brae is trying to take that rain category as an opportunity to avoid this leakage problem. Can a builder like Eden Brae get away from a roof leakage problem by claiming that it was not a normal weather condition? When their another sub-contractor, MacDonald Jones Homes(MJH) inspected the roof they identified the toilet stint pipe in roof was not sealed and then they sealed; So there is no wonder if there are more issues by this builder.
