I am also going tommorow to sign contract for Hamilton 36 with Clarendon. They quote me around 370k with Elite facade and some extras( including free aircon promo and $25k guarantee). How much it will be extra at colour and electrical consultation. They give me an allowance of $6k Electrical and around $12k for tiles for whole house as I opted out for carpet. I just want to get an idea? Any help will be highly appreciated. Congratulations, the Hamilton is such a great design! You got some good promos. We also got the $25k discount but paid full price for our aircon. We barely spent anything extra at the colour appointment as we stuck mostly with what was in our range (Sapphire? Can’t remember, the medium-priced spec). We splashed out on a durian timber staircase ($4k), a fancy kitchen sink mixer ($400), and upgraded the carpet and underlay (an extra $2000 on top of the $4999 that we paid for flooring the entire house [a great promotion that they had at the time]). I can’t remember how far we went over our $8000 electrical allowance but it was under a grand. Hope this helps! Re: Knockdown rebuild- Clarendon Hamilton 36 34Feb 12, 2021 1:20 pm Wow, I haven’t posted in ages! Progress slowed down a bit in the new year as Clarendon had trouble getting the kitchen and bathroom cabinetry, which pushed back the tiling and painting. Cabinets are now in, however as the home is now locked up we can’t get any decent pictures of them and have to satisfy ourselves with looking through the gaps at the bottom of the protective window goop. The staircase, which looked so lovely in my last update, evidently had some issue and about a month ago the balustrades were removed. I’m not sure what the issue is but they still haven’t gone back up. We went inside the house today for the first time in weeks as the painters were having their smoke break and they were happy for us to go in. I didn’t take photos as everything was covered in plastic but the bathrooms look amazing. The electrician is starting next week. He called us about a month ago and asked if we wanted to pay him a cash price to put in all our fans, pendant lights etc which we hadn’t yet chosen at that stage. So we went to Beacon Lighting and spent $5k on 9 fans, pendant lights, a chandelier, a porch light, and dozens of other lights. We decided to go with a black theme, which is very trendy for us- we are usually very safe and boring! We have engaged a landscape designer to help us fill the huge void created by getting rid of all the vegetation on our block. She’s given us some great ideas. We have also decided to renovate the pool and have been chatting to some pool people about possibilities. But that will wait until at least winter. It’s getting close now but our site manager refuses to give us a date or even an approximate finish time. Very frustrating. We would hope to be in by the Easter holidays but our contract states end of April and I have a feeling they will take all of the allowable time. We met the electrician onsite on Friday. I only took one photo because everything was really dusty, but here’s our kitchen! Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ All of the painting is finished and looks excellent. The plumbers were in when we went on Friday- downstairs toilet was in and all the basins as well. The sparky is starting work tomorrow and the carpet is booked to go in on 9 March. However, the carpet we chose has been delayed by two weeks. We went to Carpet Call and chose an alternative, just waiting to hear back and find out if/how much extra we will have to pay. If it’s more than 2k then we will just wait for the carpet we had originally chosen. The carpet is the last thing to go in so we are getting very close now!! We have been organising landscaping. We need to put in some extra retaining walls due to the height of the slab. Will need quite a bit of fill around the house. Had we known the slab would sit up so high, we would have dug in a bit more when we levelled the site. At least now we know the garage will never flood like it always used to do. Once this is done, we can put in a driveway and fencing and gates. We can’t move in until that’s done as our dog is an escape artist. Husband has been playing with the landscape design on his computer every spare minute and we are really happy with the concept our landscape designer has helped us come up with. Later in the year, we will commence landscaping the bottom half of the block. The pool got damaged during the demolition and has a leak in the pipes but we can’t find where. Rather than fix the pipes and still have a crappy, small pool with fibreglass that is well past its useby date, we have decided to excavate one of the long sides of the pool, dig out another 3x7m, and build a concrete pool inside the three remaining sides. The sides will act as a brace and we won’t actually have to remove the old pool, saving a bit of money. We will then have a 7x7m square pool instead of 4x7. Also will be getting rid of the huge deck as we never used it before and certainly won’t use it now as we have a huge covered alfresco area. Getting close now, we are very excited!
