From you pictures this is exactly the kind of home we are looking at building. We are currently looking at Masterton. I hadn't heard of King Homes before. Would you mind sharing a little on their pricing? Im looking to sticking yo a budget of 600k. Thanks Emma Hi Emma, We have used the Westwood 28 as starting point. We then modified it and done quite a few upgrades to it. So it has cost us a bit more. But if you are happy with the original Westwood 28 with standard facades and not interested in the upgrades or the packages (I strongly recommend them as they save you money) the prices is pretty much it for a complete house on a standard block. With modifications, upgrades, some packages and additional site cost ( our land has a 1.8m slope from back to front) from memory it was an additional $60k roughly. This far we are very happy with King homes and the help and advice they have provided us. Their finish is better than all the builders I have seen. An example of the finish, King homes does the tiles before skirting and cabinets are installed. All other builders tile around cabinets and skirting. Not good if one day you want to change your cabinets or replace a skirting Hope this helps. Thank you Danny Wow thank you Danny. Im quite surprised that after all your upgrades and changes, and slope of your land, it's just an additional 60k! That's amazing! We also have slope from front to back (2m according to the surveyor who came yesterday). We are hoping to level it off (so the house doesnt sink down) and the surveyor said this alone will be roughly 30 to 40k, due to the fact they will need to dig and then fill. We're very new to building and didn't quite catch all the terminology. Is it fair to say that King Homes pricing with upgrades compared to other builders is much cheaper then? We are also looking at Masterton and so far have added an extra 140k on top of base price. Im glad to hear the quality of King Homes is great. We are going to have a chat to a consultant today to get some more info and pricing on the design we like. Hoping they are flexible with modifying designs. Our slope is 2m, and further down from our house one of the nrighbours built, (with a similar slope as ours) but their house looks sunken down, and the driveway slopes downwards. Im hoping to not have this and would like it flat like yours. Everyone wanted to split our home and charge us astronomical figures. We went to tender with 2 other builders and had some really nasty surprises from original quote to tender prices. Both Reidhol and Nadia at King Homes are great at what they do. The difference with King homes is that the are very upfront and honest. No nasty surprises at tender. Im hoping to not have this and would like it flat like yours. Thanks The slope has been taken by the garage. (Advise to make garage slightly deeper so stairs will not take much car space). Also length of the house makes a great difference. The slope is across the whole length of the block but building envelope slope is smaller. Hope that makes sense. We are also interested in the Brighton 35, but this one required a 13m frontage, we have 12.8m. They seem quite flexible on changes and quite transparent which I like. It seems from your timeframe of your build, things have been moving fairly quickly. May I ask how long has it been since you signed the tender to get to this point? Im just trying to work out an estimated time frame for the completion of the house. Can't wait. How is your project going? Land will be registered June next year, still not decided on a builder, I was between Metricon and Mastertion before now the both out, kings homes will visit them before end of this year to make final decision non of their plan in the 38 sq meet my need so lots of more $$$ if I go with them to modify original 38 sq plan , I really like them but will see what they quote custom design the house for me. I really hope kings will come up with new standard original plan like other project builder, most of their design tend to place the stair in the middle of the house not on side wall with large windows for natural light,, also their kitchen main stove bench in centre of the kitchen area not facing side of the house in most of their above 34 sq design I agree with the staircase, we too would like a staircase on the side with natural light. Have you looked at Brighton 34? That one has the stairs and bathroom against a window, so it seems the only design fit for us from King Homes. Only thing we didnt like about the kitchen was it didnt have a WIP (will have to tweak the kitchen for this) and also the limited choice in facade for this design. Will also be adding a balcony as the current facades make it look a little unfinished. Did you end up going with King Homes? Plans submitted to cdc in April (cdc is a pain the asked our plans to modified 3 times) Cdc approval end of May June 22 slab was done. Frames completed in August Bricks and Roof completed early September Tiles done yesterday and kitchen due to be installed tomorrow. Not yet, I still have time and also monitoring other people build with them on Instagram, the Brighton 34 has the stove facing the Media room wall also the stair is in the dinning area, i would like the stair to be in the middle wall side of the house, more privacy for family going up and down if visitors in dinning) also I like the stair to go up to the Rumps, more open area and light for upstairs , the Brighton stair is not located near rumps. also saw recently on Instagram home building with king in Sydney with design mistake I know this will happen with all builder but really wasn't expecting this from king homes, they will rectify it for sure but still !! I will definitely wait till denny gives more feedback when he finish. Thanks look up@one_square_at_a_time_ on instagram, the owners requested higher front door and garage door to be raised to level of the front door, bricklayer seems to forgot that and now on the process of rectifying the issue, this should be picked up by site supervisor who didn't even know what is wrong??? I constantly get updates from him. He is also very attentive to details. So far can't fault him at all. Updated I would never build with Fowler homes. I built with them in 2021 and till date maintenance issues are pending.
