I'm in a similar position. I already signed the HIA contract, however the Design is not finalised yet. It'll take 3-4 weeks for them to prepare the CDA documentation and CDA would take another 4-5 weeks for approval. That's two and half months gone. Home builder grant says you have to start building within 3 months of contract signed. Since we are already in o\October, things are going to slow down pretty soon I guees. Just worried if the building would start within 3 months. How much time would it normally take from initial works contract to signing a contract? I was told to expect 8 weeks, as a soil report and concept design already in place, although the builder can't guarantee 100% if that could be ready by 31 Dec, in order to allow me fulfill one of the grant criteria. That makes a 25k difference. Saw some news saying the industry demanding this deadline to be extended, but I remain doubtful if the government would response accordingly.
