Browse Forums Building A New House Re: Comment on the design - What would you change 2Sep 24, 2020 1:52 pm 1) For south facing backyard, the less glazing you have there, the better from thermal performance perspective. Remember that your backyard will be always shaded out by the house. 2) Same, not a good idea to add west facing window as it will be overheating your master bedroom in the afternoon. 3) Same as above, the less glazing you have on your western side, the better. I would have certainly moved your garage to the West too and moved bedrooms to the eastern wing, if possible. 4) Mind to maintain at least 1.2 m between sink and stove. 5) Kitchen windows are always 50/50. Not the best for maintenance and taking off the wall space, but if you have some good views, go for it. If it is just a fence, think twice. 7) Makes sense, although standard door will be more reliable and consistent with the rest of the house. Other things I have noticed: 1) Your garage is only 5500 long and your garage door opens inside. How exactly you will be parking your vehicle on left side with the door opening inside? If you will be opening it outside into the corridor, you will be getting into a chance of hitting someone walking in the corridor, so needs to be opening carefully. Still better to open it into the corridor. 2) Do your really need that island in the kitchen? What for? IMHO L shaped kitchen would have been more practical in your case and you will be able to get enough space to add a small dining table (extend to the southern wall). 3) I don't like an idea of having a southern wall window directly opposite your entrance. Generally, it is not a very good practice. Move this window down in the eastern direction. Re: Comment on the design - What would you change 3Sep 24, 2020 2:13 pm what is the width and length of your block, describe your climate, where is north, how many and what ages will live in the house and what is the maximum sqm size you're aiming for?? Re: Comment on the design - What would you change 4Sep 24, 2020 4:12 pm Was it a choice to not have a BIR in bed 4/study? I'd replace that bookshelf with a BIR even it wont be used as a bedroom. Good for resale and can make use of it still as extra storage. It was a choice, want to enjoy the house as much as possible without overthinking about far away future when we sell. Since will be working from home mostly, BIR would annoy me a lot. IMHO L shaped kitchen would have been more practical in your case and you will be able to get enough space to add a small dining table (extend to the southern wall). If backyard is north facing, then yes, you would need to maximise glazing but also provide some sort of cover from the summer sun (e.g. retractable roof) while opening it up for the lower winter sun. In that case your bedrooms will be east facing, not west facing, this will be much better that way. Re: Comment on the design - What would you change 9Sep 24, 2020 11:20 pm my suggestions include swopping the study and bedroom and stealing space off the master bedroom to allow more space in the kitchen and bathroom ... this keeps the bedrooms all on the east side (with the original smaller windows) reducing overheating at night and the new study should have external sunscreens but there's a much more generous kitchen with direct access to alfresco and, despite your preference for a sink free island, i've included alternate options for fridge, stacked wall oven and mw, 2400 x 1000 island, extra counters and wall cabinets , spacious pantry and laundry (a skinny laundry tub allows for an underbench washer and dryer and the alternate laundry tub location allows easier access to counter for unloading groceries and folding clothes.. and, depending on your climate i'd plan the alfresco along the western boundary to avoid overshading the family and dining areas in cool weather and maximise the area of garden for kids' activities Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Re: Comment on the design - What would you change 10Sep 25, 2020 7:49 pm oklouise my suggestions include swopping the study and bedroom and stealing space off the master bedroom to allow more space in the kitchen and bathroom ... this keeps the bedrooms all on the east side (with the original smaller windows) reducing overheating at night and the new study should have external sunscreens but there's a much more generous kitchen with direct access to alfresco and, despite your preference for a sink free island, i've included alternate options for fridge, stacked wall oven and mw, 2400 x 1000 island, extra counters and wall cabinets , spacious pantry and laundry (a skinny laundry tub allows for an underbench washer and dryer and the alternate laundry tub location allows easier access to counter for unloading groceries and folding clothes.. and, depending on your climate i'd plan the alfresco along the western boundary to avoid overshading the family and dining areas in cool weather and maximise the area of garden for kids' activities Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Bought in Nov 21 at the height of the market (classic).
