I do like that they are pretty transparent.....just have a bit of an issue with their floorplan (Acoord 26) as its not ideal for our blocks orientation and will mean the living space has little sunlight. I know I can make changes but we are already over our ideal price without driveway/landscaping and contingency .....we may need to rethink as we were hoping to rebuild for my inlaws a home plus attached granny flat for long term investment and lifestyle flexibility. We need to contribute $, the more it costs the more we will need to contribute, and the less we have for our planned extension reno to our own home.....so tricky to decide who to trust! They seemed pretty upfront about what they do try and reveal all the hidden cost. Yes I liked that about them...the unknown costs of demo and slab requirements are what has me concerned.....I am seriously considering getting the soil tested ourselves before we go any further so I can grasp the cost implications! We went with the new design Amelia + the granny layout that is on display at Oran Park and then I butchered their plans and customised a lot of it which they were fine with and it didn’t add too much to the overall cost... my upgrades did that. I keep getting told that the price I get at Tender will be it, that they will not come back for more money unless I try to make variations after Tender. I am planning on getting someone to read the contract to make sure that is correct and in writing before I sign. Struggling to find the right person for this job though! Posts on this forum suggest you need to get an experienced builder to review the contract however most I speak to tell me it’s a lawyers job! I might play around with the one we selected to see if I can get it working better!! I just looked up the house and granny at Oran Park, we were originally looking at something similar with 2 storey plus granny.... But its a family affair, three parties are putting in cash for this build and one party decided that a two storey was too expensive.... I guess they are right as technically only my in-laws will be living there, and they may rent out the granny... But my theory was to maximise the size for long term investment! The Accord has been "loosely" quoted as $418k... But that excludes driveway, landscaping, demolition and a 7.5k contribution to council for the granny flat..... So starting to think we may just have to build a single home.... I will probably get a lawyer to check ours once we have one, but also run it past a friend who is an ex builder to decipher the jargon! I work in the industry (interior designer) which actually leaves me with less faith or trust than most as you have seen first hand how unscrupulous builders can be!!! Will call around to see if I can find a good lawyer to help out! Will definitely keep you updated, so far I have paid $950 for the soil testing on our block. I have my tender acceptance meeting in a week where I will need to pay another $3k Then and once colours, electrical and final plan are completed I need to pay 7k for plan approval. From there it’s 20% slab, 25% frame, 15% roof, 15% Internal linings, 15% fixtures and then 10% practical completion So it looks like we finally have some movement on site! Definitely later than expected, but I'll take any progress at this point.
