It will be extremely hard to seal the timber framed house completely as due to moisture and temperature changes as well as house settlement, timber frame will still be having certain degree of movement and therefore will still be creating air gaps. If your builder never built passivhaus and (probably) has no idea what it involves, you better look for the custom builder with experience.
