And this is what occurs in 90% of all builds with sloping land. Big deal. Someone on the higher side will be able to look over the person on the lower side. Stewie Re: Another Fence Dispute 5Aug 24, 2020 9:57 am Natsky123 I am building on a sloping land. Basically, my alfresco slab will be about 600mm higher than my adjacent neighrbour on my alfresco side. They are perpendicular to our block and we only have about 7m in boundary together as i only share half of their back side. I propose to have a fence with two retaining wall sleepers to maintain the fence on a same height from the front and maintain both of our privacy. They declined to pay for the sleeper and only want to pay for the fence itself. I agreed on paying 100% of the sleeper myself. However, they changed their mind and said they dont want any sleeper. They want me to just follow the land fall eventhough it will result to 1.2m high fence left from my alfresco slab slab level and I would have an overlooking view of his backyard. They said they dont care if I can see thei backyard as they "won't leave in their alfresco". Now, they won't sign up on the quote and refuse to cooperate. I wonder if anyone can advice me how to move forward. I certainly don't want to have an overlook on their house and I want to keep our privacy too. The other 4 neigjbours adjacent to us have alreasy agreed to the fence and he is the only one we're waiting for us to proceed. Amazing. What's a few sleepers going to add to the cost? How about suggesting to them that instead of the sleepers you use colorbond retainers like these; http://www.advancedlimestone.com.au/fencing---retaining-plinths.html We've got them installed down one side of our block and overall they barely added $20/linear metre to the total cost. Re: Another Fence Dispute 6Aug 24, 2020 11:11 am I just spoke to the council and they advised that I follow the land slope/grade when installing the fence. I was told I can't install sleeper at the bottom of the fence as it will increase the fence height to over 2m and where I will need to apply for a building permit. Re: Another Fence Dispute 7Aug 24, 2020 12:24 pm Just agree with neighbour and get them to pay half of the normal colorbond fence, make sure they pay half prior to install. Than after all works are complete and money is paid you can add on a fence extension on your side to go higher. You can do solid or we used decorative screening and it helps the plants climb onto it also Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Re: Another Fence Dispute 8Aug 24, 2020 7:38 pm While having the sleepers benefit you, it would mean the fence will be much higher on their side, probably blocking natural light etc...you always need to consider both sides of the fence (pun intended) yes it does, you've just not understood it. theres a difference. 4 5208 Hi, Apologies - I know there is plenty out there on this but struggling to put together the puzzle.
