Browse Forums Building A New House Re: House Design Advice 3Aug 24, 2020 12:15 pm Ik a couple of things..... I'd make the entry door from the garage into the laundry. Easier to offload dirty boots etc and sports gear directly into the laundry. Powder room looks ok where it is, it needs to be central. I'd specify higher rated insulation (and potentially Gyprock Soundcheck plaster) to minimise noise). No one wants to hear what is going on in there. Upsairs you have a few bedrooms all sharing one bathroom. While it looks quite large, the double shower bothers me. Are your kids ever going to be in there together? If not, can you split that big bathroom into two ensites? Or 1 ensuite and 1 bathroom for the other 2 bedrooms? It is just a lot space to be lost if one person is in that shower with door locked. Not really condusive for family living IMHO. https://thomasarcherbuild.blogspot.com/p/blog-page.html - Thomas Archer Homes - Custom Nouveau 41 Re: House Design Advice 4Aug 24, 2020 1:17 pm I've had a little play around with your upstairs. this way Bed 4 has an ensuite (with BIR. Beds 2 and 3 have WIR's but share the bathroom. I think it isn't right decision and you must to separate the living room from the garage. Thanks for the feedback. It is an open floor plan, so that is correct, currently the door from the garage opens next to the kitchen space. I can rearrange the laundry to have the bench with the washer/dryer on the RHS wall which will leave the middle of the laundry open, which i can then move that garage entry door into the laundry instead so it will be in the middle of the bench and linen store. As i mentioned just above, i can make the garage entry door into the laundry by rearranging the laundry, which definitely is a better way to have it to offload dirty shoes, etc like you mentioned. I will add the Gyprock Soundcheck plaster to my notes that i can request the builder to ensure is included for the powder room. The double shower as such was shown that way just to show that it is a double shower size, not that it will have 2 shower heads side by side. I had gotten the draftsman to put the measurements later on but didn't get rid of the picture of the extra shower head. Thank you very much for that, much appreciated. I can extend the bathroom space to the end of the dark grey part in front of Bedroom 4 if needed. However i wanted a cupboard inside the bathroom which would have a washer/dryer stacked, which I do not think is possible the way you have drawn. I am happy to split up the bathroom to include an ensuite to Bedroom 4 or Bedroom 2 and have a smaller bathroom that can be shared as you mentioned, but the bathroom needs to have the cupboard space for a washer/dryer. I will mention it to my draftsman to see if he can work something out as you had a very good point of having 1 bathroom to share and an ensuite for one of the other bedrooms. Thanks once again for doing the sketch, its very helpful to see what it can look like. Versaloc is a mortarless besser block system that still needs a properly engineered footing. If you just do a 400x200 footing it will fail in time. At 17m long you need it… 1 18214 I posted the floorplan on Houzz.com forum and got some really good ideas and advice from people there.
