Browse Forums Building A New House Re: House plan 4Jul 21, 2020 11:26 am rather than increasing the family bathroom my suggestion loses the walk in linen in favour of a bigger powder room and study, has a straight hallway from the garage to the kitchen, more welcoming entry and wider central hallway, rearranges the wiw and ens for more storage and a bigger kitchen and only the laundry needs to be pushed out under the eaves Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Re: House plan 5Jul 21, 2020 2:32 pm Do you need 2 baths? We put the bath in our ensuite. You could loose the bath in main bathroom, and put toilet in there. Then WIL extends to where pwd is. I would rather a bigger WIL than 2 baths. Alternatively make the study smaller. I also think your WIP is too small too - and ensuite possibly to big. We have a similar sized house and ours works well as we have an abundance of storage - with WIRs to 3 beds, large WIP and WIL. Youll never regret too much storage. Thanks so much for that. I'll show that to the builder and see what he says. Thanks once again. Much appreciated. You're a star 😁😁😁 Re: House plan 8Jul 22, 2020 4:26 am alymei Do you need 2 baths? Yes for resale purposes, I'd like to think this will be our forever home but it may not so trying not to overdo it. Plus my girl loves having baths and I need mine for peace of mind. Thanks the feedback though, much appreciated. Re: House plan 9Jul 22, 2020 8:35 am glad you like my suggestions but your builder may need to charge for any changes if the original plans belong to them and i've attached another copy of my suggested variations without the furniture and including the roof and some extra dimensions that will make it easier to see the new details and you should explain that my vintage CAD program uses 20cm external and 10cm internal walls and that will make final dimensions slightly different to standard Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Re: House plan 10Jul 22, 2020 10:21 am oklouise glad you like my suggestions but your builder may need to charge for any changes if the original plans belong to them and i've attached another copy of my suggested variations without the furniture and including the roof and some extra dimensions that will make it easier to see the new details and you should explain that my vintage CAD program uses 20cm external and 10cm internal walls and that will make final dimensions slightly different to standard Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Thanks once again. Our builder isn't a volume builder so their design consultant put this together himself. We haven't finalised it yet so there's room to make changes. What is the standard wall dimensions as I'm a total newbie when it comes to building. I was wondering why your design had a smaller living area but bigger rooms. Also can you pretty please do us a favour and make the WIR the way it was as my husband liked it that way, also have the bath by the window? Also any suggestions on making the scullery bigger as it's a bit too small for my liking. Also what do you think about making the master bedroom 4.3x4 and reducing the alfresco slightly. Thank you, really appreciate all your help. Re: House plan 11Jul 22, 2020 12:23 pm external walls could be 250mm and internal walls could be 90mm..ask your builder what they use..the smaller media room allows space for bigger other rooms without increasing the overall size of the whole house..but every small increase adds to the cost and depends on the limit of width and length of the whole house and distance from all boundaries..i'm happy to do the variations but it does take hours of painstaking work so will have to wait till later..but you should test all the room sizes by using a tape measure in your existing home and or visit lots of exhibition homes with furniture as we think we want/need bigger rooms but all depends on how the room will be used and by how many people..the original entry and central hallway were much too small because of the potential traffic jams with more than two people using those spaces at the same but i made the family dining and kitchen longer but, in the media room everyone sits to watch TV and the minor reduction in space is not so noticeable..but, if you look all around my plans you will see small striped rectangles that show every location that you can add furniture (chest of drawers, book shelf, TV cabinet, buffet, desk etc) and still allow plenty of space to walk around the rooms Re: House plan 12Jul 22, 2020 12:46 pm oklouise external walls could be 250mm and internal walls could be 90mm..ask your builder what they use..the smaller media room allows space for bigger other rooms without increasing the overall size of the whole house..but every small increase adds to the cost and depends on the limit of width and length of the whole house and distance from all boundaries..i'm happy to do the variations but it does take hours of painstaking work so will have to wait till later..but you should test all the room sizes by using a tape measure in your existing home and or visit lots of exhibition homes with furniture as we think we want/need bigger rooms but all depends on how the room will be used and by how many people..the original entry and central hallway were much too small because of the potential traffic jams with more than two people using those spaces at the same but i made the family dining and kitchen longer but, in the media room everyone sits to watch TV and the minor reduction in space is not so noticeable..but, if you look all around my plans you will see small striped rectangles that show every location that you can add furniture (chest of drawers, book shelf, TV cabinet, buffet, desk etc) and still allow plenty of space to walk around the rooms Thanks for the reply. Yes I'm happy to wait to see what you can come up with. We have one child now but we're hoping to have 2 more in the future and 2 will have to share a room so i liked that you placed 2 small beds in 2 of the bedrooms for when the need comes. We intend to keep one room for guests as we always have people visiting from out of town. Yes I was trying to figure out how to incorporate a "drop zone" as its good to have one so I like what you did there. As you said, I can put some sort of furniture there for additional storage or use it as a drop zone. I've done a few measurements of where we live currently and the rooms are quiet small so I want bigger rooms. I'll have a chat with my builder about the size of the walls they use. What's acceptable and what isn't?
