Re: Edge Heave 4Oct 05, 2020 5:05 pm I've noticed lately a lot of talk about slab heave but also I've been told more volume builder are putting piers in New homes, I'll spoil this a little if you have slab heave piers will not help or do anything nothing will stop heave regardless if you have piers, also unless the piers are actually have steel rods tied into the waffle slab to hold it down from heaving upwards. Piers are ok only if the soil is sinking shrinking or to much fill not compacted and collapsing under the weight of the house and also to how deep the piers are how far apart. I've just had my house underpinned by the builder I am sure some people on tnis forum know my story, well my piers are 3.8 metres deep and 1.2 metres a part but have been tied into the slab by engineering disign, I was taking photos of every hole putting take measure inside to make sure they achieved the right depth and what really surprised me was the first 2.8 metres it was all fill top soil we didn't hit clay till 3.5 metres then went another 300mm so even at 2.8 metres there was no clay or soilid ground it was just fill. I had to make sure these idiots put a 50mm base of concrete first let that set than continue with the rest of the poring of concrete and leaving room for hydrolic jacks to Jack the slab back up to a level before hand over was done in 2010. My argument here is even if you have a vcat order in your favor these builder will still try and cut corners I feel sorry for people that don't know and leave it just to the vcat orders but not actually check that the builder is doing the right thing,, so far they have tried to take short cuts at every turn it's driving me nuts that these builders will continue to take short cuts even with vcat orders in place, you got to eyes in the back of your head and stand your ground and really have a go at them or stop the work send everyone home and tell the builder I am reinstating the vcat orders it's the only thing they understand is threat. Re: Edge Heave 5Oct 05, 2020 6:12 pm Mauromario It seems that on a surface like that you could be better off with just one well stiffened raft e.g. 250 mm thick with 2 layers of 10 mm or even 12 mm reinforcement forming 10x10 cm cells. It would just float over whatever happens down below.
