Browse Forums General Discussion Re: Help! How to decide on a builder without quotes 5Jul 01, 2020 11:05 am KameGame Sounds unusual where you're required to pay a deposit for a quote. Almost all builders provide a quote based on the basic/default specs and the size of the house. You're required to pay a deposit if you want the plans drawn out. I would recommend takin your business elsewhere, if the builder playing by their terms at this stage imagine what happens after contract. Thanks. The amount used to be $1,500 which I would have been willing to pay but because of the grants they’ve got too much business. 😩 I’ll go back to them and try to pin them down a bit more. Re: Help! How to decide on a builder without quotes 6Jul 01, 2020 11:10 am the_doesnotexist ksun1985 What was your generic rate per SQM? $1,150 Per sqm This a very very high level approximation, you may not be even near it if you consider upgrades, site costs or other blow outs. This rate is outdated too. There are many articles which give you much better explanation and updated costs. https://propertyupdate.com.au/how-much-on-average-does-it-cost-to-build-a-house/ https://www.realestate.com.au/advice/how-much-does-it-cost-to-build-a-house/ Re: Help! How to decide on a builder without quotes 8Jul 01, 2020 4:05 pm cs212 wow, $3000 deposit before a quotation? That's a bit excessive. Mmmm yep. The small builder now refuses to even give me a rough number/range or generic $/sqm (which makes me think he’s out of my budget) unless I put down $1100 for quote. I think I’m gonna have to treat some of it as sunk costs and move on. It just seems crazy to me as it’s not a complex or fancy or even big house but I’d have been better off going to an architect/drafts person to tender. Re: Help! I just contacted another builder today and was told if I wanted an initial quote that would cost me $500, and was told it would take over a week before I got one because of the high demand. A few months ago all builders were willing to draw concept plans and give you quotes to compare for free. Re: Help! The display homes have been so busy when I went through because of all the grants we get. Do you mind telling me who the other builder you contacted was? Re: Help! How to decide on a builder without quotes 11Jul 20, 2020 4:11 am KameGame if the builder playing by their terms at this stage imagine what happens after contract. I've gone through this recently & just kept contacting other businesses until I've gotten one that will quote without up front fees. I've found it harder to actually get one that will contact you back! I get that there'll be tyre kickers out there but any business should realise that that is to be expected. Any business playing hard ball now, well will they be difficult to deal with later. I'd be reluctant to deal with a business that wants to charge for a quote for a large job. Re: Help! How to decide on a builder without quotes 12Jul 22, 2020 8:05 am They should be able to give you a ballpark figure or a sqm rate for nix. It does take a while to put together a comprehensive quote though so I can understand why they charge a fee for doing so and yes there are a lot of tyre kickers out there who will just waste their time. Stewie Re: Help! Providing these things won’t cost them anything. If they won’t then question what have they got to hide. Re: Help! Yes you are missing the Information, data and material costs that comes with the complete 3D BIM model the_doesnotexist I am willing to pay for the amount of hours spent getting a quote together as I imagine it’s not a 5 minute job Pay a couple of grand for the 3D Bim Model that can be linked via python script/coding to all pricing over the internet, ie bunnings, boral, etc and this process can be automated...so your Design Engineer becomes your estimator the_doesnotexist $3k seems excessive as I’d either just go with one and hope it’s the right builder or go with both and pay $6k and lose $3k when I decide? Find a local 3D Bim engineer heres why my2c 1. 3D Bim Designers, can't do the coding, nor can they certify the engineering, they are just artists and drafters 2. 3D Bim Builders, Can't do the above (1) nor do they want transparency 3. 3D Bim Engineers have changed the way we design and analyse projects Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ No Need to guess the number of Boral Bricks and Costs ......
