I'm building a new house using a small Owner Builder for myself and my siblings. What are some recommended home inclusions and optional extras that would be worth considering or should know about? Things that I can think of the top of my head would include things like higher ceilings, stone bench tops, larger sinks, wall lights, oyster lights, stone & pebbles landscaping, exposed concrete aggregate driveways (or any other cooler driveways), maybe a timber decking for courtyards, etc Also what colour schemes are popular these days? (Im in WA). Blueprint homes has a very detailed one. Dale has one on their website, as does Aveling Homes and a few others I think, if not the consultants can give you one. Plunkett homes has “luxury inclusions” as standard and that list seems to be what most ppl want included. From what I can tell, latest is grey grey and grey. Black details are also very trendy. It really depends on the purpose of the home, I personally only like high ceilings in living/dining/entrance, engineered stone (vs stone) is fine, maybe get it thicker in the kitchen (30mm and up). Freestanding bath or back to wall in the en-suite is also very popular. Larger size tiles that are rectified (600x600). Raked ceilings, bulkheads in kitchen, steel windows or commercial aluminium. Recessed tiled shelves in bathroom, a tiny sink in powder room, handleless cabinetry. I could go on really. 😅 Exclusions are usually - ducted reverse ac (a lot of base prices are evaporative), fences, landscaping, driveway/paths, window treatments, carpet/floors (they only tile wet areas in base), letterbox, clothesline, internal wall painting. Flyscreens that are included are usually pretty basic and have a latch that doesn’t seem very secure to me. Each builder have their own standard inclusions.. so you'll need to go to each builder to ask for their standard inclusion. Some are stated on their websites, so it's a good idea to have a look there? Mind you that in each builder, they may have several different type of inclusion like basic, premium, etc.. which will affect your house base price. Thanks.
