After signing off the colours, and rechecking the electrical layouts (signed off two weeks ago also), I realised that when we were working on the electrical layout, we were only looking at the overhead view. We added a power point to the Leisure Room bar cabinet (with small sink and tap), but forgot that there is a provision for bar fridge under the bench, and NO POWER POINT there! It pays to think in 3D, and also what you will be adding later on, as it is almost impossible to put power in there later on! We negotiated a deal with the builder as we had a "Butler's Pantry upgrade" pack for free, but we upgraded the "upgrade" with better items, so "technically" had a spare mixer tap and small sink (replaced with double sink and pull-out tap ware), so they allowed us to use these in the upstairs leisure room (which we also relocated to the back of the house). Handy to rinse your glasses rather than carry them all downstairs! Very good point. A lot of break ins are through internal garage doors, so this is a smart option. In order to break out through the internal garage door someone needs to break in through the external garage door first, which won't be easy considering the weight of the door. But having a good lock and adequate thickness and weight on the internal garage door makes total sense for me. You can use steel reinforced door over there too. Additionally, why it makes sense to open garage door into the house is that you get more space for your vehicle in the garage. I also added a reed switch to the external garage door, so the alarm goes off if it is opened when unoccupied. We could have used a movement sensor, but then you would need a delay, and have to rush inside when you drive in, to turn off the alarm. The movement sensor inside the house will pick up anyone entering the front area via the garage or front door. Re: Things you forget - summary page 32 1156Jul 24, 2020 8:33 am Hi. I would like to send an email to the consultant for the upgrades, just a minimum upgrades and must have's. Those that will cost less if we change after the build, I will leave it as is. We have a feature wall in our entry and would have liked to cover it with a nice timber feature but because the door to the garage is hard into the corner it wont allow for any thickness to be added to the wall. Re: Things you forget - summary page 32 1159Jul 27, 2020 12:17 pm Some people (and I would say most display homes except for the ones really targeting budget first home owners) prefer stone benchtops over laminated ones in the Bathrooms, but comes down to budget and personal preference really. Also you'll definitely need to install more light points but they probably won't give you an electrical plan until after pre-start - just something to factor into the budget. My main focus is to increase the quality on the structure of the house from the standard model and those easier/lesser to change now before the built. So, I send an email requesting for: 31c ceiling, 1000mm fridge recess, colorbond roof, includes overhead cupboard, floor to ceiling bathroom tiling, 100mm slab thickness, R4 insulation to ceiling throughout and Double glazing throughout. Please let me know if I missed other important and a must to upgrade. @HereForHelp I will definitely upgrade to stone benchtops on bathroom.
