Browse Forums Building A New House 1 Jun 27, 2020 9:16 am First time posting, first time building. We have accepted our quotation on Stylemaster WRI223 and are just about to finalise land again. (We has land lined up but the agent sold it even though we’d placed a deposit to “secure” the block while we review the contract). We’ve never built before and the last 6 months have been an incredible learning curve. I have lots of little questions which I would love advice on. I’ve read some of the forums suggesting that sometimes we can supply things that aren’t necessarily on the contract later on by bringing them to site during the build. For example, our package includes basic tapware. Our consultant recommended not going for the overpriced upgrade but buying what we want from Bunnings and swapping them out later. Could we just bring the taps to site on the day the plumber is installing and ask them to install our purchased taps instead? I’ve also read where people ask for white mortar onsite rather than paying for the upgrade? How does that all work? I want a mirrored shaving cabinet in the bathroom instead of the included mirror. Can I opt to exclude the mirror and bring my own shaving cabinet to site for installation? (They didn’t have a shaving cabinet option). So many questions!! Re: Additions after contract 2Jun 27, 2020 10:49 am All those questions are hard to answer as each builder will have different policies on those matters. It should be a conversation you have with the builder. Some builders wont let you on site unless you book appointments with the SS. Others (Like mine) will let you talk with every tradesman that works on your house and you can work with them on some things separately.

My builder would absolutely not let you try and swap hardware on the day of install. If they weren't making a buck on the upgrade they wont touch it. Not to mention when it came to handover and you were doing a final inspection, the check off they are doing for what was specified in the contract vs what has been installed wouldn't match and just cause headaches for them if you chose to dispute anything; them saying 'but you verbally changed the contract on the day with no written notice', provides them no cover if you were to dispute it. You also need to be aware when the SS is scheduling work, the order the for mortar colour and sand being delivered on site is being done days or weeks in advance, so you asking on the day will achieve nothing. My advice is, negotiate with your builder, finalise what you want, think three times and then sign the contract and don't change anything. Typical new home salesman dumping on his employer (Builder) If the builders catches wind the salesman won't last long in his job. my2c Builders and tradies will make you pay later, it's called a triple whammy Here Retaining Wall per CDC approval but builder says it's not required You could swap them for the builders over priced upgrades by offering the tradies a carton, but they will never work for that builder again. BTW, Bunnings has seized on to this in offering registered trades services. OT the whole problem stems from the sales person, the industry isn't regulated and its just a matter of time before they get replaced by apps and automation...
