There is only one real living area, which would reduce your rent. Also will it not have stone bench tops etc? Sometimes people are willing to pay a little bit more if there is a bit of luxury in the house. Otherwise it is just small with cheap finishes. Wouldn't worry so much about the space in the bedrooms. As a mum of three teenagers (and am a high school English teacher) not many kids study in their rooms. They are generally with their laptop/ipad in the family room. You might want to consider a skylight or similar in that hallway. Nothing worse than coming home to a long, dark hallway! For the perfect block, living areas to the north. Probably the worst thing you could do is put bedrooms to the west, they can get stifling hot on summer evenings. NW orientation is also one to be careful of, hot on summer afternoons! I also normally I don't like the garage on the north - robs the home of light & winter warmth - but really like garages on the west - protects the home from summer heat. So moving the garage to the NW wouldn't be too bad. So I'd probably flip your plan. NW garage, bit importantly, most of the bedrooms away from the NW. SE is a much better location for them.
