Really really helpful. Would you recommend using something like selleys filler around the edges for a smooth finish? Just butt the one side against the corner wall and overlap 50mm top and other side. Along the bottom I'd just cover the actual hole without much overlap just so you don't have to house out as much in the recess. Just screw and plug it to the wall and then gap fill with no more gaps around the edge so it's sealed up to prevent any creepy crawlies come in. Do you think I'd need more than 3mm MDF? Trying to make sure I don't have too much jutting out from the wall so it looks neat for tenants coming in. If you want to, you will need to frame or trim out the opening and then sheet it flush and then flush coat it in. Because of the tiles you will have to try and cut out the broken tile and put in something to level it up. To get a semi decent finish will cost you a decent amount. If you are going to renovate just neaten it up with a cover, you could always make the cover a small shelving unit.
