Building A New House

I'm a first time investor.
I'm building a home to keep as an investment property, in NSW. THe demographic for this suburb is as follows:
- median age is 43
- it's located in the south west pocket of Sydney so anticipating the new badgerys creek airport to attract people that work there or who may commute to/from there regularly
- 25% established couples and families
- 23% older couples and families
- 10% young couples and families
- 65% owner/35% renters
- relatively close to M5 and M7
- nearest station is a 10 min drive
May you kindly provide some advice to this newbie on what would be some good options/things to consider if I'm keeping this house as an INVESTMENT to be rented out.
I've attached a floor plan too. Can you please provide your thoughts on the floor plan and suggest anything you would change!
E.g. no carpet, stone benchtops, so that chance of damage/cleaning repairs, is minimal.

I think it depends on the expected rental return and expected tenants, personally I wouldn’t rent a home with such a small master and ensuite, the corner shower shouts “cheap”, with 4 small bedrooms, assume you are aiming your market to families, that would restrict you to young families, as the rooms aren’t big enough for a bed/desk etc. outdoor living is very small, again may restrict who you appeal to.
Obviously just my opinion..

The main question to be asked to every wannabe landlord: would you and your family live in this house/flat? Do not build/buy anything you wouldn't be living in yourself.

My question is always 'where is north'?
As the orientation of a home is extremely important. Get it right & the home will be light, & comfortable. Warm in winter, cool in summer.
Get it wrong & the living areas will be dark, cold in winter, got in summer.

As someone who has rented before, i think the floor plan is fine. There is only one real living area, which would reduce your rent. Also will it not have stone bench tops etc? Sometimes people are willing to pay a little bit more if there is a bit of luxury in the house. Otherwise it is just small with cheap finishes.
Wouldn't worry so much about the space in the bedrooms. As a mum of three teenagers (and am a high school English teacher) not many kids study in their rooms. They are generally with their laptop/ipad in the family room.
You might want to consider a skylight or similar in that hallway. Nothing worse than coming home to a long, dark hallway!

Backyard is North East!
Windows should be on the east side, right?
Read the link I posted. For the perfect block, living areas to the north. Probably the worst thing you could do is put bedrooms to the west, they can get stifling hot on summer evenings.
NW orientation is also one to be careful of, hot on summer afternoons!
I also normally I don't like the garage on the north - robs the home of light & winter warmth - but really like garages on the west - protects the home from summer heat. So moving the garage to the NW wouldn't be too bad.
So I'd probably flip your plan. NW garage, bit importantly, most of the bedrooms away from the NW. SE is a much better location for them.
