Yes it was been submitted (was told in Dec) but there were continuous modifications and rejections all through out Feb - May and still not back to us with approved stamp on it.

We had our pre-lining inspection done by Houspect today, and one of the issue they found related to kitchen island is "services to kitchen island to be separated". Pic below: Question is, how can this be fixed now if it is a safety issue? Another issue they found is, one of the window frame is not levelled, not sure what can anyone do about this.. Norfolk , there is another empty pipe next to the one in the pic. Our SS confirmed they will be separated, and it seems its common among other Wisdom customers. The other Houspect inspector didnt think its an issue, for another wisdom customer. SS confirmed window will be either fixed, or replaced. Will keep posted about the updates. We had our PCI inspection on Wednesday, it was pretty lengthy and detailed. Overall a few minor items. Handover is booked for Tuesday 30th..super excited. IOC inspection will be done after driveway, flooring and deck is completed. Our pool is being done by Narellan (3/4 completed prior to Wisdom) so we should be in mid July. In answering you question M4bath, the blinds and pelmets were EHI who have been quite good. Yeah build time was around 11 months, works really slowed in late Nov as we had completed brick and were almost at lock up however as installed solar + tesla which delayed the rest of the sequence and had to go back of the chain and then we hit Christmas - so things got started back in early Feb. Have you had your PCI inspection yet? M4bath Nice photos and love those black handles and hinges on the white doors. Did EHI do those window pelmets? Were they costly? If I count your build time that’s about 11 months. Did you have delays with your build? For the IOC and OC seems to be some inconsistency now the IOC is dependent on SBAC certifier. I’m also curious to what the exact list is nowadays as we are considered the in between where we can still get IOC vs any DA approval after Dec2019 will only have OC available. NickMutch Hi All, It’s been a while since I have posted and I have had to catch up on a lot of reading (almost a years worth!) A lot has changed including the topics, the people and mood on the post. It has been good seeing people’s dreams and visions come to fruition but also have read up on some continuing issues - especially with their admin! (Noting our tender was signed March 18 and DA lodged in August but approved March 19 - due to proximity to airport and their approval process) To give you debrief, we are building a Washington 32 with a Hamptons facade. We are doing the floors, pool, driveway and landscaping post handover. Excavation started late July 19, and although the build progress seems to be slow, it is actually comparable to a neighbouring Clarendon build. We haven’t had any major issues and our site supervisor is pretty good. On Friday we had our independent inspector go through for his final inspection and was quite pleased with the quality only citing some minor issues and gave me the all clear to arrange for PCI. The report was passed on to my site supervisor and we have booked this for Tuesday next. I am just a little confused with what happens at this inspection as from what I know, this is our PCI inspection and during this inspection we get to go through with our ss in detail and pick out the remaining superficial defects i.e. paint and scratches etc etc. Following this inspection, we the book for handover being about two weeks following? Is this right? Also have a question about Interim Occupancy Certificate and Final OC. I know that Wisdom are responsible for IOC, but what is needed for completion prior to issue of IOC considering we are doing driveways, landscaping and pool? How could these 2 items delay your build? These are both external items that are Installed on the roof and side of your house, and should not affect the other construction items or the sequence. They can be installed anytime after the walls and roof are finished. Ideally, the Tesla battery may be as late as possible due to risk of theft - like Wisdom's contract policy for kitchen appliances installation after handover. What did Wisdom Homes advise you in justifying this questionable delay? I assume renting in the bayside area costs about $1,000 per week, which is not insignificant. What liquidated damages amount, as some compensation for Wisdom Homes' delays, will you be able offset against your final invoice? How come this was no picked during PCI? I had something similar in a section upstairs but was picked up just before PCI by my SS and was fixed before PCI inspection. You don’t have to wait or include in 90 days list. Contact WH straightway and asked you want it fixed as soon as possible. Only use the 90 days list for minor touch up issues. The maintenance period doesn’t expire after 90 days. The 90 day period is when they ask you submit your list, however you can do this at any time during the 90 days All non structural items will be fixed for 2 years.
