I was pretty on top of everything with my sales person already and I'm not making massive changes to the existing plan. Just an extension on the side wall of the front Lounge Room to make it a little more square (it's an important room being a big movie fan) and extending the alfresco area slab. Other than that everything else will be internal changes here and in the Interior appointment. So - went well ... and off we go! So whats next, you signed up for the tender and progressing for the internal and electrical appointments. try to be fast on discussions and approvals, as I was fairly fast however, it still took 5 odd months to complete the pre-construction stage. By the way, if you have not signed the tender yet, have a look on the Tender carefully try to calculate the sum of overall amounts manually yourself, as mine had discrepancies in it. Vin Re: Rawson Seaview 36 - Schofields 64Jun 10, 2020 11:47 am I'm picking up my colour pack tomorrow and setting an exterior appointment and I guess while that happens the council plans will start being drawn up for signing in a couple of weeks. I've signed the tender, but I did do a check of the additions and everything added up - thanks for that tip though. I'm making a list of all these things to keep double checking along the way. But, at this stage happy with what is now, pretty much locked in structurally. All the best for upcoming appointments. By the way where are you building. Vin Re: Rawson Seaview 36 - Schofields 66Jun 16, 2020 11:45 am Hi guys can you suggest who shall I engage for prelining inspection. Rawson confirmed that they will be using Tyrrell for the same however I still want to bring my own. Can you suggest what all inspections are must and recommend some good company who would be able to do it for me. Thanks Vin Re: Rawson Seaview 36 - Schofields 67Jun 16, 2020 2:06 pm I used houspect and was happy with them. Your own consultants Pre-lining inspection is critical because it’s the last chance to check before things are hidden by plaster. Consider Tyrell is working for Rawson. Will Rawson share their full report with you? Does their engagement here mean that Rawson's SS does not check anything? Suggest you accompany the inspector, ask lots of questions and take lots of photos. Also build in a step to visually check Yourself that every defect identified has been rectified appropriately to AU standards before paying the next invoice. Don’t just accept what Rawson Homes SS tells you. Re: Rawson Seaview 36 - Schofields 68Jun 16, 2020 7:32 pm Norfolk I used houspect and was happy with them. Tyrell report is to be used as baseline and signing off with in their quality team. Thus I am very much interested to bring my own investigator. My SS conformed it wont be a challange but may add 5-7 days delay which I am ok with. My Slab pour just has finished so I am assuming the pre-line insection to come up in next 30-45 Days. I did approached to Housepect now and shared the final house drawings. They are expecting to come up with final quote and pre-requisite sby tomorrow and from there I will work with SS to finalize the schedule for it. that wont be Vin Re: Rawson Seaview 36 - Schofields 69Jun 28, 2020 10:00 am Week 4 Update - not much happened in past two weeks. Got thr slab work done in 1st week of June and since then plumbing and termite treatment happened. Got email from the SS that timber frames, beams and steel have now delivered on site and carpenter is booked for 29th June to start fixing the frames. So expecting this week should have traction. Windows are also due for delivery in coming week. Have contacted housepect also for the purpose of inspection at prelining stage. So might be reach on the stage in next 6 weeks of period. Quite happy as in past two weeks things were dead slow and suddenly the structure is here. Have received the progress for the frame now. As per plan next week the plumber will complete the rough in and the bricks and sand will be delivered. They seem to be making good progress. I was pleased to see the Stegbar stickers on your windows. We have a preference for Stegbar but other Rawson customers had reported being told that Rawson weren't using Stegbar anymore. Yes Rob, what I experienced that once they on site, things move fairly quick. Only problem is lead time during the 1st payment milestone and ordering of frames and stuff. I was in assumption that Rawson uses Stegbar as default, since the same brochure they gave me during the Tender process as well. have they offered some other vendor to you ? Vin Re: Rawson Seaview 36 - Schofields 73Jul 24, 2020 3:02 pm Week 6-8 Update - Bricklayer has attended the site and commenced the bricks on ground floor. Week 7 was all rainining so nothing much happened. Got an further email from the SS that the scaffold has been erected on site (Week8) and the bricklayer has returned to continue the brickwork. T Expected the work go for next two weeks provided the weather permitted. On completion the scaffold will be raised for carpenters to stand the roof trusses and the fascia gutter will be installed. At end of week 12, Brick work completed Roof trusses up, Roof tiles installation completed & Bricks washed. My Site Supervisor is really good and providing updates on timely basis. Had a discussion with him and he confirmed that by end of 4 weeks from now, we should be at pre-lining status and can conduct the independent inspection. For this week plan is to have the Cladding work completed and expecting and bring down the scaffolding. Post then Electrical fit out, AC work will commence. What brick did you choose there? Regarding the photo orientation, all you have to do is edit them in microsoft paint... rotate them 90 degrees to the left and re-save them. You can then go back in and edit your post to replace the photo's. Re: Rawson Seaview 36 - Schofields 78Aug 23, 2020 10:43 pm robw17 It's looking fantastic Vin, really starting to take shape. Things are moving really fast at sites, I might be very optimistic but if things go same manner I believe PCI may come my mid December. I gone for Gravel brick from the standard range. Thanks for the guidance, I will try to fix the orientation tonight. Vin Re: Rawson Seaview 36 - Schofields 79Aug 29, 2020 5:45 pm Week 13 Update - Roof tiles have now been completed.
