To my neighbour at left side, the level difference is about 320mm (due to they got 300mm high garden bed). To my right neighbour, the level difference is about 0-100 (except store and driving way side, it is about 300mm). I wanted remove the retaining wall cost; I want to install colour bond fencing with allywall plinth (up to 300mm high; serve as retaining wall). Does it work? Re: Seek advice on fixed cost contract, payment term, etc. 12Apr 30, 2020 12:12 am The spot level on the right hand boundary near the 10.5 contour line is 10.6, that's near where the store boundary is at a FFL of 10.957 so approx. 350mm difference, looking at the plan further they have dropped the garage to -4 courses as well so I would assume that has been priced? In regards to the $7894 as a provisional sum that would only cover the following IMO Earthworks Power Run Water Run Sewer Run Maybe a builders Kerb Repair fee as well but I couldn't see anything else for that price. Is a concrete pump included in the house price? We won't use a D10 engineering detail, a 200mm deep footing in our opinion just isn't right, we think it's to thin, I'm not sure if a D10 is a 75mm slab or 85mm, if it's a 75mm slab I would be asking for it to be upgraded to at least 85mm's Re: Seek advice on fixed cost contract, payment term, etc. 13Apr 30, 2020 12:13 am chippy Will a PS of $7854 cover that in your experience. Is the builder the one with black and gold in there sign? Re: Seek advice on fixed cost contract, payment term, etc. 15Apr 30, 2020 8:09 am Hi JW001 Thanks for the additional information and that's a large house and the engineering requires upgrading As a structural engineer I would recommend that the slab and footings be upgraded as per AS2870 Residential slabs and footings There's one thing worse that being slugged with high build costs and that's having to X-ray your slab and then finding out the cracks can't be repaired. It's your choice, Please have your proposed build properly scrutinise before you proceed further Cheers Chris Designer,Engineer (Civil,Const & Envir),Builder,Concrete & Masonry Contract.Struct Repairs Re: Seek advice on fixed cost contract, payment term, etc. 16Apr 30, 2020 12:54 pm StructuralBIMGuy Hi JW001 Thanks for the additional information and that's a large house and the engineering requires upgrading As a structural engineer I would recommend that the slab and footings be upgraded as per AS2870 Residential slabs and footings There's one thing worse that being slugged with high build costs and that's having to X-ray your slab and then finding out the cracks can't be repaired. Is this the AS2870 recommendation? Or I need to upgrade from A85? ( to 100mm slab for example). Also, is the X - ray a compulsory requirement to this size of slab? Could you please share some info. regarding on footing, there are -3C to -7C ( drop footing was allocated $5368 in the builder quotation) Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Re: Seek advice on fixed cost contract, payment term, etc. 17Apr 30, 2020 12:57 pm Doozer1905 Just curious did you get quotes from other builders?
